What kind of roofing work do you need?

Most roofing calls come down to one of three things. The roof is old enough that you have started wondering about it, something is leaking or blew off in a storm, or you just want someone to get up there and tell you where it stands. We do all three, and we will tell you which one you are dealing with.

Roof replacement

Roof replacement

We usually tear off down to the wood, price any soft decking per sheet, and install ice and water membrane, new flashing and shingles. Most houses take one to two working days.

How we do it

  1. The old roof comes off

    We strongly recommend a full tear-off over laying new shingles on top of old ones. Pennsylvania code allows a second layer in some cases, but nobody can see the decking through two layers of shingles, and you cannot fix what you cannot see. Beds and shrubs get covered before the first shingle comes off.

  2. We check every sheet of decking

    With the shingles off, we walk the whole deck. Soft or rotted sheets get cut out and replaced with new plywood, and you get a photo of each one before it is covered.

  3. Ice and water membrane, then underlayment

    Ice and water membrane goes along the eaves and in the valleys, where ice dams and running water do the damage. It seals itself around the nails. Underlayment covers the rest of the deck.

  4. New flashing, every time

    New flashing where the roof meets a wall, around every vent pipe and at the chimney. Old flashing does not get reused under a new roof. If the old chimney flashing turns out to be a smear of roofing cement, you will see it in the photos.

  5. Shingles

    They go on to the manufacturer's nailing pattern, because that is what the manufacturer's warranty is written against.

  6. Cleanup and final photos

    Tear-off goes into the dumpster, not your flower beds. We run a magnet over the lawn and driveway for nails, then fly the drone one last time so you have pictures of the finished roof.

Bare decking

The decking line on your estimate

Nobody knows what the decking looks like until the shingles come off. That includes us. So ours is its own line on the estimate, priced per sheet. If the deck is sound, that line costs you nothing. If we find six soft sheets, you pay for six, and you have a photo of each one.

New shingles nailed into soft wood do not hold. The nails back out, the shingles lift in the wind, and in a few years you have a new roof with an old roof's leaks.

Materials

What we put on your roof

Most roofs we replace get architectural asphalt shingles. They are thicker and heavier than the old flat three-tab kind, and most manufacturers rate them for higher winds. For most houses around here, they are the right roof for the money.

We also install cedar shake, which costs more and takes longer to put on. On a house built for it, asphalt never looks quite right.

Low-slope sections, like the roof over a porch, a rear addition or a garage, get a membrane instead of shingles, because shingles need pitch to shed water.

Price

What changes the price

We do not give roof prices over the phone. Two houses on the same street can come back thousands of dollars apart. These are the things that move the number:

  • Size and shape

    Valleys, dormers and hips take more cutting, flashing and time than one plain slope.

  • Pitch

    A steep roof means harnesses, roof jacks and slower work.

  • Layers coming off

    Two layers take roughly twice the work to strip and haul away as one.

  • DeckingPer sheet

    Per sheet, and only for what we replace.

  • Chimneys, skylights and walls

    Every place the roof meets something else needs flashing, and flashing is hand work.

  • Material

    Architectural shingles cost more than three-tab. Cedar and low-slope membrane are priced on their own.

Our estimate is often not the lowest one you get. When a bid comes in well under the others, ask the roofer what is missing from it. Most of the time it is the decking or the flashing.

Roof repair

We repair storm damage, leaks, missing shingles, cracked pipe boots and lifted flashing across Bucks, Montgomery, Delaware and Chester counties. We fix where the water gets in and match the shingles. The phone is on 24 hours.

Finding the leak

A stain on the ceiling is rarely right under the hole. Water gets in at one spot, runs along the decking or a rafter, and drips somewhere else. So we start on the roof, not in the bedroom.

The usual culprits are a cracked rubber boot around a vent pipe, flashing that has lifted away from a wall or chimney, or a few shingles the wind took. We fix the source and show you the photos of what was wrong.

When a repair is money wasted

Not every leak means a new roof, and if the rest of the roof has years left in it, a repair is what we quote. We will also tell you when patching is a mistake. If the shingles are brittle and curling across the whole slope, a patch buys you a season or two. You see the same photos we do, and you decide.

Storm damage and insurance

If a storm did the damage, your homeowner's policy may cover it. We photograph what we find and write up the scope your adjuster will ask for. We do not file the claim for you, and we cannot tell you what your insurance company will approve. Be careful with anyone who promises you a free roof through insurance.

Roof inspection

Roof inspections and maintenance

A roof inspection from Dynasty Construction & Roofing is free. We walk the roof where it is safe to, fly a drone over the whole thing, check the attic if there is access, and photograph what we find. If it needs work, you get a written estimate. If it does not, we tell you that.

What we look at

  • Shingles that are lifting, cracked or losing their granules.
  • Flashing at the walls, the chimney and every vent pipe.
  • The valleys, where the most water runs.
  • From the attic, daylight where there should not be any, and stains on the underside of the decking.

The drone shows the slopes you cannot see from the ground, which on most houses is most of the roof.

When to call for one

After a storm with high wind or hail. Before winter, if nobody has been up there in a few years. Or when a ceiling stain appears and you are not sure whether it is the roof, the chimney or a pipe.

Keeping a roof going

Most roofs do not fail all at once. A pipe boot cracks, a piece of flashing lifts, a few shingles go in a storm, and small leaks rot the decking slowly. Catching those early is the cheapest roofing work there is. You can check a lot from the driveway yourself.

    Repointing, crown repair, new flashing, and full rebuilds above the roofline. We flash chimneys with step flashing and counterflashing. A bead of caulk where the chimney meets the roof is not flashing, and it will fail.

Roofing

Questions about roofing

Should I repair my roof or replace it?

It depends on the rest of the roof, not the leak. If the shingles are still flexible and lying flat, fix the leak and keep the roof. If they are brittle, curling or bald across whole slopes, a repair buys you time, not a fix. We show you the photos and you make the call.

Can you put a new roof over my old one?

Pennsylvania code allows one new layer over an existing one in some cases. We strongly recommend against it. You cannot see or fix the decking through the old shingles, the extra layer adds weight, and some manufacturers keep their better warranties for roofs installed on a clean deck.

What happens if you find rotten decking?

We photograph it and show you. Soft or rotted sheets get replaced with new plywood at the per-sheet price written on your estimate, so the final bill does not come as a surprise.

Will the work tear up my yard?

Beds and shrubs along the house get covered before tear-off, and the old shingles go straight into the dumpster. At the end we sweep the lawn and driveway with a magnet for nails. We need the driveway clear for the dumpster while we work.

Do you replace roofs in winter?

Yes, on mild days. Asphalt shingles need some warmth for their seal strips to bond, so we watch the forecast and will move your date if a cold snap is coming.

Do you do flat roofs?

Yes. Low-slope sections, like the roof over a porch, an addition or a garage, get a membrane instead of shingles. On a low slope, water sits long enough to work its way under shingles.

My roof leaks near the chimney. Is it the roof or the chimney?

Often it is the flashing where the two meet, and sometimes the chimney crown or the brick. There is no way to tell from inside the house. We do chimney work too, so we check both on the same visit.
