Permits

Plymouth or Whitemarsh? Both want a permit

Plymouth Meeting is split between Plymouth Township and Whitemarsh Township, and each runs its own permit office. The historic village at Germantown and Butler Pikes sits across both, under one joint review board.

If your house is in the historic village

The Plymouth Meeting Historic District, centered on Germantown and Butler Pikes, has been a local district since 1961 and on the National Register since 1971. It has 66 buildings, mostly from the late 1700s and 1800s. A joint review board, with members from both townships, reviews exterior changes you can see from a public way.

The board meets at 8 AM on the second Wednesday of the month at the Whitemarsh township building. The district guidelines prefer repairing slate over replacing it, and a replacement should use simulated materials in colors that match. New dormers and skylights need the board's review.

If you're thinking about a different material or color, tell us early. That's what the board looks at.

Local roofs

What we look for on Plymouth Meeting roofs

Plymouth Meeting runs from 18th-century stone houses in the village to post-war single homes and newer townhouses.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Slate in the village

The old houses near the crossroads often carry slate. On a sound slate roof, a repair usually beats a replacement, and the district guidelines say the same. We'll tell you which way yours should go.

  • Slope of multi-tone architectural shingles running to a white gutter, with trees and an overcast sky beyond

    Trees over the roof

If big trees hang over your house, the valleys and gutters fill with leaves, branches come down in storms, and the shady side stays damp enough for moss. You can't see any of that from the driveway. You can see it in the drone photos.

  • Two roofers fitting a new sheet of plywood decking into a roof, with underlayment rolled back beside them

    Ice dams at the eaves

When snow melts on the roof and refreezes at the cold eave, water backs up under the shingles. On every tear-off we run ice and water shield along the eaves before the new shingles go down, and we check the decking while it's bare.

Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a Plymouth Meeting roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We work out which township you're in and whether the historic district applies, then verify requirements and handle permit filing where municipality rules allow, or guide you through local filing before work begins.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

  • Smokey IGoogle review

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Price

What a new roof costs in Plymouth Meeting

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in Plymouth Meeting

Do I need a permit to replace my roof in Plymouth Meeting?

Yes, on either side. Plymouth Township requires one for re-roofing more than 25% of the roof in a year, with a copy of the signed contract. Whitemarsh requires one for any roof replacement. We check the rules and requirements with the township for your job before we set a date.

Is my Plymouth Meeting house in Plymouth or Whitemarsh?

Most of Plymouth Meeting is in Plymouth Township, and a smaller part is in Whitemarsh. Each has its own permit office. Give us the address and we'll check.

Should I repair my roof or replace it?

It depends on the rest of the roof, not the leak. If the shingles are still flexible and lying flat, fix the leak and keep the roof. If they're brittle, curling or bald across whole slopes, a repair buys you time, not a fix. We show you the photos and you make the call.

Can you check the chimney while you're up there?

Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.

How soon can you get out to Plymouth Meeting?

We're based in Warminster, in Bucks County. Call and we'll tell you on the phone when we can come out to Plymouth Meeting.

Free, and nothing to book

Want to know where your roof stands?

We'll come out, put the drone up and show you what we see. It costs nothing and you don't have to book anything. If the roof has years left in it, we'll tell you that too.
