Permits
The Wayne CDP is all Radnor Township, but parts of Wayne reach into Tredyffrin Township in Chester County and Upper Merion in Montgomery County, each with its own office. Inside Radnor, every contractor has to be licensed with the township.

Radnor's Historic Architectural Review Board (HARB) covers the North Wayne, Louella Court and South Wayne Historic Districts. North Wayne has been on the National Register since 1985, with 190 contributing buildings, mostly Shingle Style and Colonial Revival, from the 1880s planned suburb called Wayne Estate.
HARB meets the first Wednesday of the month, and applications are due 15 days before. It reviews construction, additions and demolition in the districts. Whether a like-for-like re-roof needs HARB isn't spelled out, so we check for your house before we set a date.

Local roofs
More than a quarter of Wayne homes were built before 1940, and a lot of them are big Shingle Style and Colonial Revival houses.

The older Wayne houses have steep, complicated roofs with dormers, valleys and big chimneys. Leaks usually start where two planes meet or where the roof meets a chimney. We photograph every one of those spots.

If big trees hang over your house, the valleys and gutters fill with leaves, branches come down in storms, and the shady side stays damp enough for moss. You can't see any of that from the driveway. You can see it in the drone photos.

When snow melts on the roof and refreezes at the cold eave, water backs up under the shingles. On every tear-off we run ice and water shield along the eaves before the new shingles go down, and we check the decking while it's bare.
Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.
No guessing from the ground
We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.
We work out whether you're in Radnor or a neighboring township and whether HARB applies, then verify requirements and handle permit filing where municipality rules allow, or guide you through local filing before work begins.
We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Price
We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.
Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.
