If your house is in the Gladwyne Historic District

The Gladwyne Historic District runs along Route 23 and has been on the National Register since 1980. Most of its 57 contributing buildings are stuccoed stone houses built for mill workers in the early to mid 1800s, and it's also a Lower Merion local district.

Lower Merion's HARB reviews exterior changes you can see from a public way when a building permit is needed. The township says exact replacement of existing materials doesn't need HARB review, and neither does work you can't see from the street. Changing the roofing material on a house in the district is the kind of thing HARB looks at.

    When snow melts on the roof and refreezes at the cold eave, water backs up under the shingles. Lower Merion wants ice shield at least 24 inches inside the exterior wall line, and we check the decking while it's bare.
