If your house is in the Gladwyne Historic District

The Gladwyne Historic District runs along Route 23 and has been on the National Register since 1980. Most of its 57 contributing buildings are stuccoed stone houses built for mill workers in the early to mid 1800s, and it's also a Lower Merion local district.

Lower Merion's HARB reviews exterior changes you can see from a public way when a building permit is needed. The township says exact replacement of existing materials doesn't need HARB review, and neither does work you can't see from the street. A rebuilt chimney that looks different from the old one is a visible change.

Old brick needs soft mortar. The National Park Service says repointing mortar should be softer than the brick around it, never harder, because hard modern mortar can crack old brick.

    Winters here swing above and below freezing, over and over. Water gets into a worn mortar joint, freezes, and pushes it open a little more each time. We grind out the bad mortar and repoint before the damage reaches the brick.

    Crowns and caps

    The crown is the concrete on top, and the cap sits over the flue. A cracked crown lets water into the brick below it. A missing cap lets in rain, leaves and animals. We repair or replace both.

Lower Merion's historic guidelines say historic chimneys should be preserved, and a repair or replacement should accurately reproduce the original. New stucco isn't recommended.
