Permits
Bristol Borough is the old town on the river. Bristol Township surrounds it and takes in part of Levittown. Both use Bristol addresses, and the 19007 ZIP reaches past both of them. The permit comes from whichever one your house is in.

Bristol Borough has four historic districts. Before any work there, the Historic Architectural Review Board (HARB) reviews the plans and Borough Council grants a Certificate of Appropriateness. HARB looks at how the roof reads from the sidewalk or a passing car, and it reviews shingle color.
Asphalt shingles are allowed in the districts, but the borough's guidelines ask for heavyweight dimensional shingles in a historic color. HARB meets the last Monday of the month, and the application is due 10 business days before. We'll plan the start date around it.
Replacing a flat roof? In the borough that doesn't need a Certificate of Appropriateness, so it can go straight to the permit.
Local roofs
The borough is mostly old attached houses. The township is mostly single homes from the 1950s on.

Almost half the homes in the borough share a wall with a neighbor. Where your roof meets theirs over the party wall, the new work has to tie in cleanly with their side, and that seam gets a close look.

Half the township's houses were built before 1958, including its share of Levittown. The roof on top has been replaced before, so we check how old that replacement is and whether there's a second layer under it.

A flat roof over a porch or an addition gets a membrane, not shingles, because water sits on it too long. In the borough's historic districts, replacing a flat roof skips the Certificate of Appropriateness.
Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.
No guessing from the ground
We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.
We come out, fly the drone and go through the photos with you.
Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.
We work out whether you're in the borough or the township, and whether HARB applies. Then we file the permit.
We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Price
We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.
Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.
