What we look for on Bristol decks

The borough is mostly older attached houses. The township is mostly single homes from the 1950s on.

    Decks in the historic districts

    The guidelines don't recommend wood decks that can be seen from the street, and they ask for simple painted wood railings. Composite decking is allowed on porches on the side and back of the house.

    Footings and frame

    Footings have to sit below the frost line, at the depth the township's code sets. A footing above it heaves every winter and takes the deck with it. On an older deck, that's the first thing we check.

    Composite or wood

    Trex and TimberTech boards don't rot, splinter or need staining, and they cost more up front. Wood costs less to build and needs sealing every couple of years. We'll price both if you want to compare.

Frame first

Repair or replace? We look underneath first

Most tired decks don't need tearing out. We check the frame, the footings and where the deck attaches to the house. If those are sound, new boards and railings usually do the job for a lot less than a new deck. If the frame is rotten, new boards on top won't fix it, and we'll tell you.

What a new deck costs in Bristol

We don't price decks over the phone. Composite costs more up front than wood, and a deck up on posts costs more than one near the ground. What moves the number is the size, the height, the boards you pick, the railings and stairs, and whether the frame underneath can stay.

Do I need a permit for a deck in Bristol?

In Bristol Township, decks are on the residential permit list. In the borough's historic districts, you need a Certificate of Appropriateness before work starts. We check where your house is and handle the paperwork.

What are the deck rules in Bristol's historic districts?

The deck floor should be no higher than the first floor, and the deck no bigger than 25% of the first floor's living area. Wood decks visible from the street aren't recommended, and railings should be simple painted wood pickets.
