Chimney rebuilding and restoration

When bricks are loose, the crown has crumbled or the chimney has started to lean, patching stops working. We take it down to sound brick, usually at or near the roofline, and rebuild it with new brick, mortar, crown and flashing.

Rebuild or repair?

A few loose bricks near the top can be reset. When the damage runs down several courses, or the mortar turns to sand when you scratch it, a rebuild is usually cheaper than patching it every spring.

You see it before it is covered

We photograph the chimney before anything comes down and again as it goes back up, so you see the brick, the crown and the flashing before they are closed in.

Tuckpointing and brick repair

Mortar wears out long before brick does. When the joints are recessed, sandy or missing, water gets into the chimney and freezes. We grind out the damaged mortar, repoint the joints and replace bricks that have cracked or spalled.

Why it matters here

Winters in southeastern Pennsylvania swing above and below freezing all season. Water in a joint freezes, expands and pushes the brick apart a little more each time. Repointing early is how you stay out of a rebuild.

Spalling brick

When the face of a brick flakes off, the soft inside is open to the weather. Those bricks get cut out and replaced, not painted over or smeared with mortar.

Flashing & leak repair

Chimney flashing and leak repair

Most leaks around a chimney come from the flashing where it meets the roof, not from the shingles. We replace it with step flashing and counterflashing cut into the mortar joints. A bead of caulk is not flashing, and it will fail.

If it is not the flashing

We check the crown and the mortar joints next. Water that gets in at the top of a chimney can run down inside it and show up on a ceiling two floors below.

We do roofing too, so if the shingles around the chimney need work as well, it happens on the same visit instead of two contractors pointing at each other.

Stainless steel chimney relining

A flue liner keeps heat and exhaust inside the chimney and away from the wood framing around it. When a clay liner cracks, or a new furnace, boiler or stove vents into an old chimney, we install a stainless steel liner sized to the appliance.

Signs the liner needs work

Pieces of clay tile at the bottom of the flue or in the fireplace, smoke drifting into the room, or a new heating system the old flue was never built for.

Why stainless

A stainless liner runs in one piece from the top of the chimney down to the appliance, so there are no joints to crack. It is also the usual fix when an old clay flue is the wrong size for what vents into it.

Sweeping & inspections

Chimney sweeping and inspections

If you burn wood, creosote builds up inside the flue, and most wood-burning chimneys need sweeping once a year. We sweep the flue, look over the crown, cap, flashing and brick, and send you photos of what we find.

What creosote is

It is the tar that smoke leaves on the inside of the flue. A thick layer can catch fire, which is why the sweep matters more than how the chimney looks from the yard.

The inspection is free

Same as on a roof. We look, we photograph it, and if something needs work you get a written estimate. If nothing does, we tell you that.

Caps & crowns

Chimney caps and crowns

The crown is the concrete slab on top of the chimney, and the cap sits over the flue. A cracked crown lets water into the brick below it. A missing cap lets in rain, leaves and animals. We repair or replace both.

Repair or a new crown

Hairline cracks can be sealed. A crown that is crumbling, or was built flat so water sits on it, gets broken off and poured again with a slope and an overhang, so water drips clear of the brick.

Caps

A stainless steel cap with mesh sides keeps out rain, leaves and animals and still lets the smoke out. Each flue can get its own, or one cap can cover them all.

Questions about chimneys

Should I repair my chimney or rebuild it?

It depends how far down the damage goes. Loose bricks and worn mortar in the top few courses can usually be repaired. When the damage runs down the chimney, the crown is gone and the brick is soft, a rebuild from the roofline up is usually the better money.

Why does my chimney leak when it rains?

Usually the flashing where it meets the roof. After that, a cracked crown, a missing cap, or mortar joints that have worn open. There is no way to tell which from inside the house, so we look at all of them on the same visit.

How often should a chimney be swept?

If you burn wood regularly, once a year, and sooner if you see heavy black buildup inside the flue. A chimney that only vents a gas furnace needs sweeping far less often, but it still needs looking at.

Do I need a stainless steel liner?

You do if the clay liner is cracked or missing, or if you are connecting a new furnace, boiler or wood stove that the old flue was not sized for. We look before we quote, and if the liner is fine we tell you.

What is tuckpointing?

Grinding the old, worn mortar out from between the bricks and packing in fresh mortar. It keeps water out of the brick, and done early it saves you a rebuild later.

Can you fix the chimney and the roof at the same time?

Yes. We do both, so the flashing, the shingles around the chimney and the chimney itself get done on one visit, by one crew, on one written estimate.
