Plymouth Meeting is split between Plymouth Township and Whitemarsh Township, and each runs its own permit office. The historic village at Germantown and Butler Pikes sits across both, under one joint review board.

If your house is in the historic village

The Plymouth Meeting Historic District, centered on Germantown and Butler Pikes, has been a local district since 1961 and on the National Register since 1971. It has 66 buildings, mostly from the late 1700s and 1800s. A joint review board, with members from both townships, reviews exterior changes you can see from a public way.

The board meets at 8 AM on the second Wednesday of the month at the Whitemarsh township building. The district guidelines say removing, replacing or altering a visible chimney requires the board's review.

Old brick needs soft mortar. The National Park Service says repointing mortar should be softer than the brick around it, never harder, because hard modern mortar can crack old brick.

Local chimneys

What we look for on Plymouth Meeting chimneys

The village's stone houses are some of the oldest in the county, and the chimneys on them have been through a lot of winters.

  • Rebuilt brick chimney with a fresh crown and a stainless steel cap, seen from the roof

    Rebuilds that match

When an old chimney has to come down to the roofline, the new one should look like the original. In the historic village, the review board signs off first. We rebuild in brick, stone and mortar that match, then finish with a new crown and cap.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Mortar and winter

Winters here swing above and below freezing, over and over. Water gets into a worn mortar joint, freezes, and pushes it open a little more each time. We grind out the bad mortar and repoint before the damage reaches the brick.

  • Brick chimney where it meets a dark shingle roof, with copper counterflashing along its base

    Flashing

Most leaks beside a chimney come from the flashing where it meets the roof. We use step flashing and counterflashing cut into the mortar joints. A bead of caulk isn't flashing, and it will fail.

Leak near the chimney? It might be the roof. We do both, so we check the flashing, the crown and the shingles on the same visit.

No guessing from the ground

Repair or rebuild? You'll see the photos first

We get up on the roof and look at the brick, the mortar joints, the crown, the cap and the flashing, and we send you the photos. If the damage is in the top few courses, we repoint or repair it. If the brick is soft and the crown is gone, a rebuild from the roofline up is usually the better money, and we'll say so. Either way, it's your call.

How a Plymouth Meeting chimney job goes

  1. Free inspection

We look at the chimney from the roof, check the flashing where it meets the shingles, and photograph all of it.

  2. Written estimate

Everything's on paper: what we're repairing, what we're replacing, and why.

  3. Permits

We work out which township you're in, check whether the historic board needs to see it, and file what the job needs.

  4. The work

We grind out bad mortar and repoint, rebuild what has to be rebuilt, and finish with a sound crown, a cap, and step flashing with counterflashing.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. • Smokey IGoogle review

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Price

What chimney work costs in Plymouth Meeting

We don't price chimney work over the phone. A new cap and a rebuild from the roofline are very different jobs, and you can't tell which one you need from the ground. What moves the number is how far down the damage goes, how tall the chimney is, how many flues it has, and whether the flashing or the liner need work too.

A cheap fix that smears mortar over bad joints or caulks the flashing will look fine for a season. We'd rather show you what's actually wrong.

Questions about chimney repair in Plymouth Meeting

Do I need a permit for chimney work in Plymouth Meeting?

It depends on the job and the side. Whitemarsh puts fireplaces on its permit list, and we check either township's rules for your job before we set a date. In the historic village, visible chimney changes go to the review board too.

Why does the mortar matter on an old chimney?

Old brick is softer than modern brick. The National Park Service says repointing mortar should be softer than the brick, never harder. Hard mortar doesn't give, so the brick cracks instead.

Is my Plymouth Meeting house in Plymouth or Whitemarsh?

Most of Plymouth Meeting is in Plymouth Township, and a smaller part is in Whitemarsh. Each has its own permit office. Give us the address and we'll check.

Why does my chimney leak when it rains?

Usually the flashing where it meets the roof. After that, a cracked crown, a missing cap, or mortar joints that have worn open. There's no way to tell which from inside the house, so we look at all of them on the same visit.

Should I repair my chimney or rebuild it?

It depends how far down the damage goes. Loose bricks and worn mortar in the top few courses can usually be repaired. When the damage runs down the chimney, the crown is gone and the brick is soft, a rebuild from the roofline up is usually the better money.

Free, and nothing to book
