    Whitemarsh wants footers at least 36 inches deep, and Plymouth Township inspects the footings before the concrete goes in. A footing above the frost line heaves every winter and takes the deck with it.

    Hardware and connections

    Plymouth Township wants G185 hot-dipped galvanized or stainless hardware, no exceptions, and doesn't accept notched posts without an engineer's seal. Those are the connections that fail first on an old deck, so we check them on yours.

    Composite or wood

    Trex and TimberTech boards don't rot, splinter or need staining, and they cost more up front. Pressure-treated wood costs less and needs sealing every couple of years. Either way, the frame underneath is treated lumber built to code. We'll price both if you want to compare.

Most tired decks don't need tearing out. We check the frame, the footings and where the deck attaches to the house. If those are sound, new boards and railings usually do the job for a lot less than a new deck. If the frame is rotten, new boards on top won't fix it, and we'll tell you.

Yes, on either side. Plymouth Township wants two sets of plans with property line distances and footing details. Whitemarsh wants a building permit, usually a zoning permit, and a plot plan. We check the rules and requirements with the township for your job before we set a date.
