Older houses

What's under an old Main Line roof

More than a quarter of the houses in Wayne were built before 1940, and the 1950s added a lot more around Wayne and Villanova. Houses from then often have boards under the shingles instead of plywood, and some carry more than one layer of old roof.

We take it all off and look at what's there. Boards with wide gaps or soft spots get new sheathing before the shingles go on, and you see a photo of them first. That's the difference between a new roof that holds its nails and one that doesn't.

Wayne, Villanova and the trees over them

Around Wayne and Villanova the houses tend to be bigger and older, with steep pitches, dormers and stone chimneys, and a lot of them sit under big old trees. The valleys fill with leaves, the shady slopes stay damp, and the flashing is usually where these roofs leak.

Your township issues the permit, not Delaware County

Roofing permits here come from the township, not the county. Radnor Township, which covers Wayne and most of Villanova, puts roof replacement on its permit list and requires every contractor to be licensed with the township. We verify requirements and handle permit filing where municipality rules allow, or guide you through local filing before work begins.

Questions about roofing in Delaware County

Do you come out to Delaware County from Warminster?

Yes. It's a longer drive than the towns near us in Bucks and Montgomery, and we cover Wayne and Villanova. Each has its own page, linked above. For anywhere else in the county, call (267) 270-0791 and ask.

My house has two or three layers of shingles. Can you roof over them?

We don't recommend it. Pennsylvania code allows one extra layer in some cases, but nobody can see the decking through the old ones. On older houses here that decking is often boards, and it's worth looking at.

What does board decking mean for my estimate?

Decking is its own line on the estimate, priced per sheet. If the boards are tight and sound, they can stay. If they're gapped or soft, you see the photos and the per-sheet price before anything goes on top.

Is my Villanova house in Radnor or Lower Merion?

Villanova sits in two townships: Radnor in Delaware County and Lower Merion in Montgomery County. Each runs its own permit office, so we confirm which one your house is in before anything else.

Is my Wayne house in a historic district?

It might be. Radnor's review board covers the North Wayne, Louella Court and South Wayne Historic Districts. We check your address and tell you at the inspection whether the township needs to see the work.
