The ledger is where old decks fail

Plenty of decks around Wayne and Villanova were added in the 1970s, 80s and 90s to houses built long before. Back then a ledger was often nailed to the house with no flashing behind it. After enough years of water, the rim joist behind it can be soft.

We pull back a board and look before we price anything. If the ledger and the rim are sound, you may only need new boards and railings. If they're not, we tell you, because new boards on a bad ledger are money wasted.

Decks need a township permit here

A new deck or a rebuild needs a permit from the township. Radnor lists wood decks, wants a grading permit first when a deck adds hard surface, and licenses every contractor. Lower Merion, which covers part of Villanova, wants a site plan with impervious surface and footing details. We verify requirements and handle permit filing where municipality rules allow, or guide you through local filing before work begins.

Can you rebuild my deck on the old footings?

Sometimes. If the footings are deep enough, the right size and in good shape, we can reuse them. Older footings were often shallow, and if yours sit above the frost line, they get replaced.

How close to the property line can I build?

That's set by your township, and the numbers vary from one to the next. We check yours before we lay out the deck, so you're not paying for a plan that can't get a permit.
