Tall stone and brick chimneys

The older houses around Wayne and Villanova often have tall stone or brick chimneys with more than one flue. Decades of freeze and thaw open the mortar joints, and a cracked crown lets water into the masonry below it.

We repoint with mortar softer than the old brick or stone, the way the National Park Service recommends. When a chimney has to be rebuilt, we match what was there, and in Wayne's historic districts we check with the township before its look changes.

Liners

Some old chimneys have no liner at all

A chimney on a house from the 1920s or 1930s may have a clay liner, a cracked one, or none. Without a sound liner, heat and exhaust work into the brick and the mortar breaks down from the inside.

A stainless steel liner sized to your furnace, boiler or stove fixes it without taking the chimney apart. We check the flue from the top before we quote.

Permits

Chimney permits are a township matter

In Delaware County the township handles building permits, not the county. Radnor puts fireplaces and heating equipment on its permit list and licenses every contractor who works there. A cap or a repoint often doesn't need a permit. We verify requirements and handle permit filing where municipality rules allow, or guide you through local filing before work begins.

Do I need a permit for chimney work in Radnor?

For a fireplace or heating equipment, yes. For a liner or masonry repair, we check the township's rules for your job before we set a date. Every contractor working in Radnor has to be licensed with the township.

How do I know if my chimney has a liner?

From the top you can usually see a clay tile or a metal liner sticking up past the crown. If all you see is brick, there may not be one. We look from the roof and tell you what's there.

Can a cracked crown be patched?

Small cracks, yes, with a sealer made for crowns. If the crown is crumbling, or flat enough that water sits on it, a patch won't hold and it needs to be poured again with a slope.
