Montgomery County

Next door to Warminster, and out to the Main Line

We're based in Warminster, a few minutes from Hatboro, Horsham and Willow Grove. Eastern Montgomery County is close to home for us, and after a storm that counts.

The Main Line and the towns along the Schuylkill are a longer drive, and the houses are different. There are more older homes with steep roofs, dormers and chimneys, and on those the flashing and detail work is most of the job. We price the house you have, not an average.

Permits

In Montgomery County, the township decides

Montgomery County doesn't issue roofing permits. Your township or borough does, and the rules in Lower Merion may not match the ones in Hatboro or Lansdale. Most want a permit for a full tear-off. We check with yours and pull it before the old roof comes off.

Trees

Old trees are hard on a roof

Plenty of streets here, the Main Line especially, have big old trees over the houses. They fill the gutters every fall and drop limbs in storms. They also keep the shaded side of the roof damp long enough for moss to take hold.

Moss and wet leaves hold water against the shingles, and a packed valley can push water sideways under them. On an inspection we look hardest at the valleys, the gutter edge and anywhere a limb hangs over the roof.

If a limb is lying on the roof, leave it where it is and call us. We'll look at what's under it before anything moves.

I live in Cheltenham PA, and Dynasty Construction & Roofing recently installed my new roof. I have nothing but great things to say about my experience with them! From start to finish, Jack keep me update with the pictures from the drone view and the entire team was professional, efficient, and completely transparent throughout the whole process. They took the time to explain everything thoroughly, answered all of my questions, and made sure I knew exactly what to expect every step of the way. I would absolutely recommend Dynasty Construction & Roofing to anyone looking for a reliable, trustworthy, and reasonably priced roofing company. I couldn't be happier with the entire experience!

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

    Roofing Services in Southeastern PA

We tear off the old roof, look at the decking underneath, and replace whatever is soft before anything goes back down. New underlayment, new flashing, new shingles. If we find rot, you hear about it before it gets covered up, not after.

Chimney Repair in Montgomery County, PA

Repointing, crown repair, new flashing, and full rebuilds above the roofline. We flash chimneys with step flashing and counterflashing. A bead of caulk where the chimney meets the roof is not flashing, and it will fail.

Deck Building in Montgomery County, PA

New builds, board replacement, railings and framing repair. We pull the permit where your township wants one, which around here is most of them. Footings go below frost line because that is what the code says and because otherwise the deck moves.

Questions about roofing in Montgomery County

Which parts of Montgomery County do you cover?

Every town on this page. Hatboro, Horsham and Willow Grove are next door to our Warminster base, and we go out to King of Prussia, Pottstown and the Main Line too. If your town isn't listed, call (267) 270-0791 and ask.

I own a townhouse. Can you replace just my part of the roof?

Usually, yes. We tie the new roof into your neighbor's at the party wall so the seam stays watertight. If you have an HOA, check whether it has rules on shingle color before we order, and we'll work to them.

Do I need a permit in Lower Merion or Abington?

Probably, for a full replacement. Each township sets its own rules, including those two. We check with your township before we start and handle the permit.

My house is older, with a steep roof and dormers. Is that a problem?

No, but it takes longer and costs more than a simple roof the same size, because there's more cutting and more flashing. The written estimate shows you where the time goes.

Is the inspection still free if I'm out on the Main Line?

Yes. It's free anywhere we work, however long the drive.
