Permits
Souderton Borough is the old railroad town, and Franconia Township wraps around most of it. Each has its own permit office. The borough wants a permit in hand before any work starts, and Franconia takes applications in person or by mail, not email.

The Souderton Historic District has been on the National Register since 2011, with about 554 buildings from around 1855 to 1940. The state's survey lists slate as a common roof material. Being on the Register doesn't add a review board for houses, and the borough has none.
In the downtown commercial district, exterior changes to historic buildings follow the Souderton-Telford Design Guidelines and have to use natural materials like brick, wood, shingles and slate. For a house in the downtown district, we plan the roof around those rules.
We'll tell you at the inspection if the house is in the downtown district.
Local roofs
About three in ten Souderton homes were built before 1940, and nearly as many are twins and row houses.

A lot of older Souderton houses still carry slate. On a sound slate roof, replacing broken pieces usually beats a tear-off. When slate is past saving, we'll show you why in the photos.

Where your roof meets the neighbor's over the party wall, the new work has to tie in cleanly with their side. That seam is where water likes to get in, so it's where we look hardest.

In August 2021, the remnants of Tropical Storm Fred spun up an EF-1 tornado about a mile and a half south of Souderton that damaged roofs and siding. Most storms aren't that, but wind still gets under shingles at the edges and the ridge first. If you find pieces in the yard, call us.
Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.
No guessing from the ground
We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.
We come out, fly the drone and go through the photos with you.
Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.
We work out whether you're in the borough or Franconia, check what the job needs, and get the permit in hand before work starts.
We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.
In their words
I live in Cheltenham PA, and Dynasty Construction & Roofing recently installed my new roof. I have nothing but great things to say about my experience with them! From start to finish, Jack keep me update with the pictures from the drone view and the entire team was professional, efficient, and completely transparent throughout the whole process. They took the time to explain everything thoroughly, answered all of my questions, and made sure I knew exactly what to expect every step of the way. I would absolutely recommend Dynasty Construction & Roofing to anyone looking for a reliable, trustworthy, and reasonably priced roofing company. I couldn't be happier with the entire experience!
Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.
I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.
Price
We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.
Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

In Franconia Township, not for replacing shingles if nothing structural changes. In the borough, we check the rules for your job before we set a date, and starting without a needed permit adds 100% to the fee.
It could be either. Franconia Township surrounds most of the borough, and each has its own permit office. Give us the address and we'll check.
It depends on the rest of the roof, not the leak. If the shingles are still flexible and lying flat, fix the leak and keep the roof. If they're brittle, curling or bald across whole slopes, a repair buys you time, not a fix. We show you the photos and you make the call.
Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.
