Permits

Borough or township? The rules are different

The 18914 ZIP covers all of Chalfont Borough and parts of Hilltown, New Britain and Warrington Townships. Each one has its own permit office, so we check which one the house is in first.

If your house is in Chalfont's historic district

Chalfont's Historic Architectural Review Board (HARB) was set up in 1996 and reviews changes to the outside of a building that can be seen from the street. Part of the borough went on the National Register in 2006.

The guidelines say a new roof should match the original in appearance and detail. On a full slate replacement, synthetic slate or a slate-colored, high-profile shingle may be acceptable. A metal roof should go back as metal, and chimneys, finials and cornices should stay.

We'll tell you at the inspection if the house is in the district, and we'll plan the start date around HARB.

Local roofs

What we look for on Chalfont roofs

Chalfont grew up around a train station built in 1855. About one house in six in the borough was built before 1950, and most of the rest went up between the 1960s and the 1990s.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Older borough roofs

The historic district has slate, metal and Mansard roofs, and gable-end chimneys. Roofs like these have more flashing and more detail, and the borough wants that detail kept.

  • Slope of multi-tone architectural shingles running to a white gutter, with trees and an overcast sky beyond

    Trees over the roof

If big trees hang over your house, the valleys and gutters fill with leaves, branches come down in storms, and the shady side stays damp enough for moss. You can't see any of that from the driveway. You can see it in the drone photos.

  • Shingles cut back on a sloped roof to expose a patch of underlayment, a roofer's boots at the edge of the frame and a bundle of replacement shingles beside the opening

    After a storm

Wind gets under shingles along the edges and the ridge first. Architectural shingles are heavier than old three-tab and hold up better, but nothing is wind proof. If you find pieces in the yard, call us, and we'll photograph what's missing and tell you what it takes to fix.

Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a Chalfont roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We work out whether you're in the borough or New Britain, whether HARB applies, and whether the job needs a permit. Then we file it.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Rich and Jack & his team were outstanding! Their work is great & pricing is fair. We had a portion of our roof repaired that caused a severe leak (and hole) in our ceiling. They shared drone shots of the exterior as the work progressed. They also noticed other areas of concern & repaired at no additional cost. Jack also worked throughout the weekend to complete the inside drywall repair. Will definitely use for any future work! Highly recommend.

Price

What a new roof costs in Chalfont

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in Chalfont

Do I need a permit to replace my roof in Chalfont?

In New Britain Township, not for shingles only. A construction permit is needed if the plywood or rafters are being replaced. In the borough we check the rules for your job, and roofers have to be registered there.

Can I replace slate with something else in the historic district?

Sometimes. Chalfont's guidelines say synthetic slate or a slate-colored, high-profile shingle may be acceptable on a full slate replacement. HARB decides, so we bring samples and photos to the application.

My address says Chalfont. Am I in the borough?

Not always. The 18914 ZIP covers all of Chalfont Borough and parts of Hilltown, New Britain and Warrington Townships. Give us the address and we'll check which office handles it.

Can you check the chimney while you're up there?

Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.

How soon can you get out to Chalfont?

We're in Warminster, in the same county. Call and we'll tell you on the phone when we can come out.

Free, and nothing to book

Want to know where your roof stands?

We'll come out, put the drone up and show you what we see. It costs nothing and you don't have to book anything. If the roof has years left in it, we'll tell you that too.
