Borough or township? It changes the paperwork

A Doylestown address can put you in a few different places. The borough is the old town around the courthouse. Doylestown Township wraps around it. And some 18901 and 18902 addresses are actually in Buckingham, Plumstead or New Britain Township. Each one has its own permit office, so the first thing we check is which one you're in.

If your house is in the historic district

The borough has had a historic district since 1970. If your house is inside it, and the roof work can be seen from the street and costs more than $2,000, the borough has to sign off before a permit gets issued. The Historical and Architectural Review Board (HARB) looks at things like material and color, then sends a recommendation to Borough Council.

HARB meets the fourth Thursday of every month, and the application has to be in at least 10 business days before that. So plan on a few extra weeks before your start date. We'll tell you at the inspection if the house is in the district, and we'll build the schedule around the meeting.

    Older houses in the borough

    A lot of the houses in the borough are older, with steep roofs, dormers and brick chimneys. On houses like these, leaks usually start where the roof meets something else, like the chimney or the side of a dormer. If you've got plaster ceilings, water can sit up there for months before a stain shows.

    Most Doylestown Township houses went up between the 1970s and the 1990s. If big trees hang over your house, the valleys and gutters fill with leaves, branches come down in storms, and the shady side stays damp enough for moss. You can't see any of that from the driveway. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

What a new roof costs in Doylestown

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the chimneys and dormers need.
