    Both offices want to see how far the deck sits from the side and rear property lines before anything gets built, and the borough runs every deck past zoning first. We measure and draw the site plan before we price the job.

    Trex and TimberTech boards don't rot, splinter or need staining, and they cost more up front. Pressure-treated wood costs less and needs sealing every couple of years. Either way, the frame underneath is treated lumber built to code. We'll price both if you want to compare.

Most tired decks don't need tearing out. We check the frame, the footings and where the deck attaches to the house. If those are sound, new boards and railings usually do the job for a lot less than a new deck. If the frame is rotten, new boards on top won't fix it, and we'll tell you.

Do I need a permit for a deck in Doylestown?

In the borough, every deck needs a permit, reviewed for zoning first, and one over 30 inches off the ground needs a building permit with two sets of plans. In the township, a deck over 30 inches or attached to the house goes on a building permit, and a lower freestanding one on a zoning permit.

How close to the property line can I build?

That depends on your zoning district. Both offices want a site plan showing the deck's distance to the side and rear lines, and the borough checks setbacks before it issues the permit. We draw it up and check before we design.

Can I put a hot tub on the deck?

Yes, with the right plans. In the township, a deck that holds a hot tub needs drawings signed and sealed by a Pennsylvania engineer or architect. We'll tell you up front if your design needs one.

How deep do deck footings go?

Below the frost line, at the depth your township's code sets. A footing that sits above it moves every winter, and the deck moves with it.

Trex or TimberTech, which is better?

Both make good composite boards. The difference is mostly the color range, the board profiles and the price of the line you choose. We go through the options with you at the estimate.
