Lower Bucks

Low decks on flat lots

A lot of the houses in Lower Bucks, around Levittown, Bristol and Fairless Hills, went up in the 1950s on flat lots. The decks behind them often sit low, a step or two off the yard.

A deck that close to the ground has a hard time drying out. Air can't get underneath, so the joists stay damp and the posts sit in wet soil. When we look at a low deck we start underneath it. Sometimes the frame is fine and only the boards need replacing. Sometimes it's the other way around.

Up county

Older houses in Doylestown and New Hope

Further north the houses get older: farmhouses, stone walls and tight borough lots. Fastening a deck to a stone or brick wall takes masonry anchors and careful flashing over the ledger. On some houses it makes more sense to stand the deck on its own posts beside the wall.

If the house is in a historic district and the deck can be seen from the street, the borough may want to review it before work starts. We find that out before we give you a price, so the estimate allows for it.

Your township issues the deck permit

In Bucks County the deck permit comes from your township or borough, not the county. Most want one for a new deck or a rebuild, and some will want to see the footing holes before the concrete goes in. We pull the permit and book the inspections.

Do I need a permit for a deck in Bucks County?

For a new deck or a rebuild, almost always. It comes from your township or borough, not the county, and we pull it.

Can you replace the boards and keep the old frame?

Sometimes. If the joists and posts are solid, new boards on the old frame saves you money. If the frame is soft or wasn't built right, new boards on top won't last. We check underneath before we price it.

Should I go with composite or wood?

Composite costs more up front, but you won't be staining it or pulling splinters out of it. Wood costs less and suits an older house, but it needs sealing every couple of years. We build both and will tell you what we'd put on yours.
