Borough or township? The rules are different

A Yardley address can be in Yardley Borough or in Lower Makefield Township, which wraps around it on three sides. Lower Makefield publishes clear deck rules. The borough adds a historic district review. So we check which one you're in first.

Local decks

What we look for on Yardley decks

Half the houses in Lower Makefield were built in 1984 or later. A wood deck from then has seen a lot of summers.

  • Two views side by side: new deck framing and joists before the boards go down, and a finished grey composite deck with white and black railings

    Footings and frame

Lower Makefield wants deck footings at least 36 inches below grade, below the frost line. A footing above it heaves every winter and takes the deck with it. On an older deck, that's the first thing we check.

  • Worn wood deck boards with peeling paint along the side of a house, tools lying on the boards

    Worn boards, sound frame

If the joists, beams and footings are solid, new boards and railings usually do the job for a lot less than a new deck. If the frame is soft, new boards on top won't fix it, and we'll tell you.

  • Deck resurfaced with brown composite boards and new white railings

    Composite or wood

Trex and TimberTech boards don't rot, splinter or need staining, and they cost more up front. Wood costs less to build and needs sealing every couple of years. We'll price both if you want to compare.

Frame first

Repair or replace? We look underneath first

Most tired decks don't need tearing out. We check the frame, the footings and where the deck attaches to the house. If those are sound, new boards and railings usually do the job for a lot less than a new deck. If the frame is rotten, new boards on top won't fix it, and we'll tell you.

How a Yardley deck job goes

  1. Free estimate

We measure, look at what's there now, and check the frame and footings.

  2. Written estimate

Boards, railings, framing and footings, each on paper, so you can see where the money goes.

  3. Permits

We work out whether your deck needs zoning review or a building permit, draw the site plan, and file it.

  4. The build

Footings go below the frost line at the depth your township sets, the frame goes up to code, and then the boards, stairs and railings.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Rich and Jack & his team were outstanding! Their work is great & pricing is fair. We had a portion of our roof repaired that caused a severe leak (and hole) in our ceiling. They shared drone shots of the exterior as the work progressed. They also noticed other areas of concern & repaired at no additional cost. Jack also worked throughout the weekend to complete the inside drywall repair. Will definitely use for any future work! Highly recommend.

Price

What a new deck costs in Yardley

We don't price decks over the phone. Composite costs more up front than wood, and a deck up on posts costs more than one near the ground. What moves the number is the size, the height, the boards you pick, the railings and stairs, and whether the frame underneath can stay.

Composite costs more on day one and a lot less every summer after. Wood costs less to build and needs sealing every couple of years. We'll price both if you want to compare.

Questions about decks in Yardley

Do I need a permit for a deck in Yardley?

In Lower Makefield, a deck more than 30 inches above grade, or one with a roof, needs a building permit. A ground-level deck only needs zoning review. In the borough, we check the rules for your job, and the historic district adds HARB review.

How deep do deck footings go in Lower Makefield?

At least 36 inches below grade. That's the township's own rule, and it keeps the footings below the frost line.

Does a deck count as impervious surface?

In Lower Makefield, a deck usually isn't counted as impervious as long as the ground under it can still absorb water. A roofed deck is different.

Trex or TimberTech, which is better?

Both make good composite boards. The difference is mostly the color range, the board profiles and the price of the line you choose. We go through the options with you at the estimate.

Is my house in the borough or Lower Makefield?

Both use Yardley addresses, and the township borders the borough on three sides. Give us the address and we'll check.

Free, and nothing to book

We'll come out, measure, check what's there now and leave you a written estimate. It costs nothing and you don't have to book anything. If the frame is sound and only the boards are tired, we'll tell you that.
