Permits

Borough or township? The rules are different

A Yardley address can be in Yardley Borough or in Lower Makefield Township, which wraps around it on three sides. The two have different rules for a new roof, so we check which one you're in first.

If your house is in Yardley's historic district

The borough's historic district went on the National Register in 2005 and has about 200 buildings, some from the 1700s. The Historic Architectural Review Board (HARB) reviews exterior changes there, and Borough Council issues the Certificate of Appropriateness.

HARB meets the first and third Thursday of the month when there's something to review. We'll tell you at the inspection if the house is in the district, and we'll plan the start date around the approval.

If the house is in the borough's flood hazard zone, the borough asks owners to check the floodplain rules before work too. We'll go through that with you.

Local roofs

What we look for on Yardley roofs

Yardley has old river-town houses in the borough and newer subdivisions across Lower Makefield.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Old houses near the river

The historic district has houses from the 1700s through 1930. On older roofs like these, leaks tend to start at the flashing around chimneys and dormers, not in the middle of a slope.

  • Slope of multi-tone architectural shingles running to a white gutter, with trees and an overcast sky beyond

    Lower Makefield houses

Half the houses in Lower Makefield were built in 1984 or later. A roof from the 80s or 90s is at the age where shingles curl and gutters fill with granules. The photos show where yours stands.

  • Shingles cut back on a sloped roof to expose a patch of underlayment, a roofer's boots at the edge of the frame and a bundle of replacement shingles beside the opening

    After a storm

Wind gets under shingles along the edges and the ridge first. If you find pieces in the yard, call us. We'll get up there, photograph what's missing, and tell you what it takes to fix.

Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a Yardley roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We work out whether you're in the borough or Lower Makefield, whether HARB applies, and whether a permit is needed. If it is, we file it.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Rich and Jack & his team were outstanding! Their work is great & pricing is fair. We had a portion of our roof repaired that caused a severe leak (and hole) in our ceiling. They shared drone shots of the exterior as the work progressed. They also noticed other areas of concern & repaired at no additional cost. Jack also worked throughout the weekend to complete the inside drywall repair. Will definitely use for any future work! Highly recommend.

Price

What a new roof costs in Yardley

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the chimneys and dormers need.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in Yardley

Do I need a permit to replace my roof in Yardley?

In Lower Makefield Township, not for a single-family house, as long as there's no structural or framing change. In Yardley Borough we check the rules for your job, and if the house is in the historic district, HARB reviews exterior changes.

Is my house in the borough or Lower Makefield?

Both use Yardley addresses, and the township borders the borough on three sides. Give us the address and we'll check.

Does Lower Makefield have a historic district?

Yes, Edgewood Village. It has its own review board that looks at exterior work you can see from the street. If your house is there, we'll plan around it.

Can you check the chimney while you're up there?

Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.

How soon can you get out to Yardley?

We're in Warminster, in the same county. Call and we'll tell you on the phone when we can come out.

Free, and nothing to book

Want to know where your roof stands?

We'll come out, put the drone up and show you what we see. It costs nothing and you don't have to book anything. If the roof has years left in it, we'll tell you that too.
