Local roofs

What we look for on Washington Crossing roofs

Washington Crossing is where Washington crossed the Delaware in 1776. Today more than a third of Upper Makefield is preserved land.

  • Slope of multi-tone architectural shingles running to a white gutter, with trees and an overcast sky beyond

    Trees over the roof

If big trees hang over your house, the valleys and gutters fill with leaves, branches come down in storms, and the shady side stays damp enough for moss. You can't see any of that from the driveway. You can see it in the drone photos.

  • Two roofers fitting a new sheet of plywood decking into a roof, with underlayment rolled back beside them

    What's under the shingles

On an older house it's common to find some soft plywood under the old shingles. We photograph every bad sheet, show you, and replace it at the per-sheet price written on your estimate.

  • Shingles cut back on a sloped roof to expose a patch of underlayment, a roofer's boots at the edge of the frame and a bundle of replacement shingles beside the opening

    After a storm

In July 2023, close to 7 inches of rain fell in about 45 minutes near Washington Crossing. Storms like that are rare, but wind and heavy rain still find a roof's weak spots first: the edges, the ridge and the flashing. We check all three.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a Washington Crossing roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We check the township's rules for your job and file whatever it needs with Upper Makefield.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

  • Smokey IGoogle review

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Rich and Jack & his team were outstanding! Their work is great & pricing is fair. We had a portion of our roof repaired that caused a severe leak (and hole) in our ceiling. They shared drone shots of the exterior as the work progressed. They also noticed other areas of concern & repaired at no additional cost. Jack also worked throughout the weekend to complete the inside drywall repair. Will definitely use for any future work! Highly recommend.

Price

What a new roof costs in Washington Crossing

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in Washington Crossing

Do I need a permit to replace my roof in Washington Crossing?

Permits go through Upper Makefield's planning and zoning office on Eagle Road. We check the rules for your job with them before we set a date, and we file whatever it needs.

Is Washington Crossing a historic district?

Not for permit purposes. Upper Makefield's historic review board covers the villages of Brownsburg and Dolington. Washington Crossing Historic Park is a National Historic Landmark, but that doesn't put your house under review.

Can you put a new roof over my old one?

Pennsylvania code allows one new layer over an existing one in some cases. We recommend against it. You can't see or fix the decking through the old shingles, and the extra layer adds weight.

Should I repair my roof or replace it?

It depends on the rest of the roof, not the leak. If the shingles are still flexible and lying flat, fix the leak and keep the roof. If they're brittle, curling or bald across whole slopes, a repair buys you time, not a fix. We show you the photos and you make the call.

How soon can you get out to Washington Crossing?

We're in Warminster, in the same county. Call and we'll tell you on the phone when we can come out.
