Permits

Shingles only, or structural?

Buckingham is the biggest township in Bucks County, and its houses carry about ten different postal names, from Furlong and Holicong to Lahaska and Wycombe. The permit rules are the same across the township, and houses in the historic districts go through HARB too.

If your house is in one of Buckingham's historic villages

Buckingham's historic villages include National Register districts like Holicong, Mechanicsville, Wycombe, Forest Grove and Spring Valley. For alterations inside a historic district created under the township's zoning, the permit application goes to the Historic Architectural Review Board (HARB) first, and the permit is issued only after the Board of Supervisors approves a Certificate of Appropriateness.

We'll tell you at the inspection whether the house is in a district, and if it is, we'll plan the start date around the review.

HARB meets as needed rather than on a fixed monthly date, so we start that conversation at the inspection, not after the estimate is signed.

Local roofs

What we look for on Buckingham roofs

Buckingham's villages go back to the 1700s, and more than 6,400 acres of the township are preserved for good.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Old village houses

Buckingham Village dates to 1752, and Wycombe grew up around an 1891 railroad stop. Older roofs like these come with chimneys, dormers and a lot of flashing, and that's where the leaks start.

  • Slope of multi-tone architectural shingles running to a white gutter, with trees and an overcast sky beyond

    Trees over the roof

If big trees hang over your house, the valleys and gutters fill with leaves, branches come down in storms, and the shady side stays damp enough for moss. You can't see any of that from the driveway. You can see it in the drone photos.

  • Shingles cut back on a sloped roof to expose a patch of underlayment, a roofer's boots at the edge of the frame and a bundle of replacement shingles beside the opening

    After a storm

Wind gets under shingles along the edges and the ridge first. Architectural shingles are heavier than old three-tab and hold up better, but nothing is wind proof. If you find pieces in the yard, call us, and we'll photograph what's missing and tell you what it takes to fix.

Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a Buckingham roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We check whether the job is shingles only or structural, and whether HARB applies. If it needs a permit, we file it.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Rich and Jack & his team were outstanding! Their work is great & pricing is fair. We had a portion of our roof repaired that caused a severe leak (and hole) in our ceiling. They shared drone shots of the exterior as the work progressed. They also noticed other areas of concern & repaired at no additional cost. Jack also worked throughout the weekend to complete the inside drywall repair. Will definitely use for any future work! Highly recommend.

Price

What a new roof costs in Buckingham

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in Buckingham

Do I need a permit to replace my roof in Buckingham?

Not for shingles only. Buckingham Township says replacing the shingles doesn't need a permit, but structural repairs to a residential roof do. If we find rotted rafters or decking that has to be rebuilt, we file the permit.

Is my house in a historic district?

Maybe. Buckingham has several historic villages, and alterations inside a historic district go to HARB before the permit. Give us the address and we'll check.

My address says Furlong, Holicong or Lahaska. Am I in Buckingham?

Possibly. Buckingham Township covers about ten postal names, including Buckingham, Furlong, Holicong, Lahaska, Mechanicsville, Pineville and Wycombe. Furlong also reaches into Doylestown Township. Give us the address and we'll check.

Can you check the chimney while you're up there?

Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.

How soon can you get out to Buckingham?

We're in Warminster, in the same county. Call and we'll tell you on the phone when we can come out.

Free, and nothing to book

Want to know where your roof stands?

We'll come out, put the drone up and show you what we see. It costs nothing and you don't have to book anything. If the roof has years left in it, we'll tell you that too.
