A Newtown address can mean the borough, the old town in the middle, or Newtown Township, which surrounds it on every side. Some 18940 addresses are in neighboring townships too. The roof rules change depending on which one you're in, so that's the first thing we check.

If your house is in the borough's historic district

Newtown's historic district is on the National Register and takes in close to 300 old buildings. The borough's Historic Architectural Review Board (HARB) reviews any change you can see from a street or sidewalk, and that includes a roof that isn't being replaced in kind. Borough Council gives the final OK.

HARB meets the fourth Wednesday of the month, and the application is due 30 days before that. The borough says it's common to need more than one meeting, so plan ahead. We'll tell you at the inspection whether the house is in the district.

Replacing a roof in kind, same material and same look, doesn't go to HARB. Changing the material, say from slate to asphalt shingles, does.

What we look for on Newtown roofs

Newtown has two very different kinds of houses: old ones in the borough and newer ones out in the township.

    Old houses in the borough

    More than half the houses in the borough were built before 1940, and the historic ones go back much further. The borough's own roofing guide says these roofs started out as wood shingles, slate or metal. Brick and stone chimneys are common, and the flashing around them is the first thing we check.

    Township houses from the 80s and 90s

    Most of Newtown Township went up in the 1980s and 1990s. A roof from then is at the age where shingles start to curl, go bald in spots and shed granules into the gutters. If you're in a townhouse, the township wants a permit for the replacement, and we file it.

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

What a new roof costs in Newtown

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the chimneys and dormers need.
