Permits
A Newtown address can mean the borough, the old town in the middle, or Newtown Township, which surrounds it on every side. Chimney work in the borough's historic district has its own review, so the first thing we check is which one you're in.

Newtown's historic district is on the National Register and takes in close to 300 old buildings. The borough's HARB application lists chimneys and masonry by name. Any change you can see from a street or sidewalk, other than a replacement in kind, needs a Certificate of Appropriateness before work starts.
In kind means it matches the old in type, style, dimension, texture and detail. HARB meets the fourth Wednesday of the month, and the application is due 30 days before. We'll tell you at the inspection whether the house is in the district.
Old brick needs soft mortar. The National Park Service says repointing mortar should be softer than the brick around it, never harder, because hard modern mortar can crack old brick.
Local chimneys
Newtown has old brick and stone chimneys in the borough and newer ones out in the township.

The borough's own roofing guide notes that many chimneys there are brick or stone, and some stone ones have been covered in stucco. Stucco can hide cracked joints underneath, so we look hard where it meets the roof.

Winters here swing above and below freezing, over and over. Water gets into a worn mortar joint, freezes, and pushes it open a little more each time. We grind out the bad mortar and repoint before the damage reaches the brick.

The crown is the concrete on top, and the cap sits over the flue. A cracked crown lets water into the brick below it. A missing cap lets in rain, leaves and animals. We repair or replace both.
Leak near the chimney? It might be the roof. We do both, so we check the flashing, the crown and the shingles on the same visit.
No guessing from the ground
We get up on the roof and look at the brick, the mortar joints, the crown, the cap and the flashing, and we send you the photos. If the damage is in the top few courses, we repoint or repair it. If the brick is soft and the crown is gone, a rebuild from the roofline up is usually the better money, and we'll say so. Either way, it's your call.
We look at the chimney from the roof, check the flashing where it meets the shingles, and photograph all of it.

Price
We don't price chimney work over the phone. A new cap and a rebuild from the roofline are very different jobs, and you can't tell which one you need from the ground. What moves the number is how far down the damage goes, how tall the chimney is, how many flues it has, and whether the flashing or the liner need work too.
A cheap fix that smears mortar over bad joints or caulks the flashing will look fine for a season. We'd rather show you what's actually wrong.

It depends how far down the damage goes. Loose bricks and worn mortar in the top few courses can usually be repaired. When the damage runs down the chimney, the crown is gone and the brick is soft, a rebuild from the roofline up is usually the better money.
You do if the clay liner is cracked or missing, or if you're connecting a new furnace, boiler or wood stove that the old flue wasn't sized for. We look before we quote, and if the liner is fine we tell you.
