Permits
Langhorne Borough is small, about half a square mile. Much of Middletown Township uses a Langhorne address too, and so does Langhorne Manor, which is its own borough. Each has its own permit office, so we start by checking which one you're in.

Langhorne's historic district has been on the National Register since 1987, with more than 250 buildings from 1738 to 1937, most of them stone or frame. Any exterior alteration to a house in the district goes through the Historic Architectural Review Board (HARB) before the borough looks at the permit.
The borough's resident guide lists brick and stone among the right materials for exterior surfaces. HARB meets the first Wednesday of the month, and applications are due the last Friday of the month before.
Repairing or replacing in kind, with no structural change? The borough has a fast track for that, approved without a full meeting.
Local chimneys
Langhorne mixes old stone and brick in the borough with 1950s houses out in Middletown.

On old masonry, the mortar has to be softer than the brick or stone around it. The National Park Service says so, and hard modern mortar can crack old brick. We match the mortar to the chimney, not the other way around.

The crown is the concrete on top, and the cap sits over the flue. A cracked crown lets water into the brick below it. A missing cap lets in rain, leaves and animals. We repair or replace both.

Most leaks beside a chimney come from the flashing where it meets the roof. We use step flashing and counterflashing cut into the mortar joints. A bead of caulk isn't flashing, and it will fail.
Leak near the chimney? It might be the roof. We do both, so we check the flashing, the crown and the shingles on the same visit.
No guessing from the ground
We get up on the roof and look at the brick, the mortar joints, the crown, the cap and the flashing, and we send you the photos. If the damage is in the top few courses, we repoint or repair it. If the brick is soft and the crown is gone, a rebuild from the roofline up is usually the better money, and we'll say so. Either way, it's your call.
We look at the chimney from the roof, check the flashing where it meets the shingles, and photograph all of it.

Price
We don't price chimney work over the phone. A new cap and a rebuild from the roofline are very different jobs, and you can't tell which one you need from the ground. What moves the number is how far down the damage goes, how tall the chimney is, how many flues it has, and whether the flashing or the liner need work too.
A cheap fix that smears mortar over bad joints or caulks the flashing will look fine for a season. We'd rather show you what's actually wrong.

It depends how far down the damage goes. Loose bricks and worn mortar in the top few courses can usually be repaired. When the damage runs down the chimney, the crown is gone and the brick is soft, a rebuild from the roofline up is usually the better money.
