Why chimneys fail here

Water gets into the brick and freezes

A chimney stands out in the weather with nothing over it. Once the mortar joints wear down or the crown on top cracks, water soaks into the brick. Through a Bucks County winter it freezes and thaws over and over, and each freeze opens the gaps a little wider.

It starts small, with sand in the gutter or a stain on the ceiling next to the chimney. Caught then, it's usually a repair. Left for a few winters, it's often a rebuild from the roofline up.

Permits

Chimney permits come from your township

Bucks County doesn't issue building permits. Your township or borough does. Smaller repairs often don't need one. Bigger work, like a rebuild or a new liner, may. It depends on the township, so we check with yours before we start.

Most leaks next to a chimney come from the flashing where it meets the roof. We do roofing too, so the flashing, the shingles around it and the brick all get fixed on the same visit. You deal with one crew and get one written estimate.

If the rest of the roof is getting old, we'll tell you. Flashing a rebuilt chimney into a new roof once costs less than doing the flashing now and again when the roof goes.

If it's still standing, yes. An unused chimney takes the same weather as one you burn wood in, and a cracked crown or open joints let water into the house either way. A cap keeps rain and animals out. We can tell you what it needs and what it doesn't.
