Borough or township? The rules are different

A Doylestown address can be in the borough, the old town around the courthouse, or in Doylestown Township, which wraps around it. Each has its own permit office and its own historic review, so we check which one you're in first.

Chimneys in the borough's historic district

The borough has had a historic district since 1970. Its Historical and Architectural Review Board (HARB) reviews exterior changes you can see from the street, and the borough's design guidelines are mandatory inside the district. They name masonry chimneys among the architectural details they encourage.

Street-visible exterior work over $2,000 needs a Certificate of Appropriateness before a permit is issued. HARB meets the fourth Thursday of the month, and the application is due at least 10 business days before.

Old brick needs soft mortar. The National Park Service says repointing mortar should be softer than the brick around it, never harder, because hard modern mortar can crack old brick.

Local chimneys

What we look for on Doylestown chimneys

More than a quarter of borough houses were built before 1940. Most township houses went up between the 1970s and the 1990s. Either way, chimneys here take a beating every winter.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Mortar and winter

Winters here swing above and below freezing, over and over. Water gets into a worn mortar joint, freezes, and pushes it open a little more each time. We grind out the bad mortar and repoint before the damage reaches the brick.

  • Concrete chimney crown with two stainless steel flue caps, seen from the roof

    Crowns and caps

The crown is the concrete on top, and the cap sits over the flue. A cracked crown lets water into the brick below it. A missing cap lets in rain, leaves and animals. We repair or replace both.

  • Brick chimney where it meets a dark shingle roof, with copper counterflashing along its base

    Flashing

Most leaks beside a chimney come from the flashing where it meets the roof. We use step flashing and counterflashing cut into the mortar joints. A bead of caulk isn't flashing, and it will fail.

Leak near the chimney? It might be the roof. We do both, so we check the flashing, the crown and the shingles on the same visit.

No guessing from the ground

Repair or rebuild? You'll see the photos first

We get up on the roof and look at the brick, the mortar joints, the crown, the cap and the flashing, and we send you the photos. If the damage is in the top few courses, we repoint or repair it. If the brick is soft and the crown is gone, a rebuild from the roofline up is usually the better money, and we'll say so. Either way, it's your call.

How a Doylestown chimney job goes

  1. Free inspection

We look at the chimney from the roof, check the flashing where it meets the shingles, and photograph all of it.

  2. Written estimate

Everything's on paper: what we're repairing, what we're replacing, and why.

  3. Permits

We work out whether you're in the borough or the township and whether HARB applies. Then we file what the job needs.

  4. The work

We grind out bad mortar and repoint, rebuild what has to be rebuilt, and finish with a sound crown, a cap, and step flashing with counterflashing.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Rich and Jack & his team were outstanding! Their work is great & pricing is fair. We had a portion of our roof repaired that caused a severe leak (and hole) in our ceiling. They shared drone shots of the exterior as the work progressed. They also noticed other areas of concern & repaired at no additional cost. Jack also worked throughout the weekend to complete the inside drywall repair. Will definitely use for any future work! Highly recommend.

Price

What chimney work costs in Doylestown

We don't price chimney work over the phone. A new cap and a rebuild from the roofline are very different jobs, and you can't tell which one you need from the ground. What moves the number is how far down the damage goes, how tall the chimney is, how many flues it has, and whether the flashing or the liner need work too.

A cheap fix that smears mortar over bad joints or caulks the flashing will look fine for a season. We'd rather show you what's actually wrong.

Questions about chimney repair in Doylestown

Does HARB review chimney work in Doylestown?

In the borough's historic district, yes, for exterior work you can see from the street. Over $2,000, you need a Certificate of Appropriateness first. In the township, HARB covers the Edison Village historic district.

Why does the mortar matter on an old chimney?

Old brick is softer than modern brick. The National Park Service says repointing mortar should be softer than the brick, never harder. Hard mortar doesn't give, so the brick cracks instead.

Do I need a permit for a wood stove or fireplace?

In the borough, installing a fireplace or wood stove needs a permit, and the inspector checks the chimney throat and damper. In the township, stoves and gas fireplaces go on the mechanical permit. We file whichever applies.

Why does my chimney leak when it rains?

Usually the flashing where it meets the roof. After that, a cracked crown, a missing cap, or mortar joints that have worn open. There's no way to tell which from inside the house, so we look at all of them on the same visit.

Should I repair my chimney or rebuild it?

It depends how far down the damage goes. Loose bricks and worn mortar in the top few courses can usually be repaired. When the damage runs down the chimney, the crown is gone and the brick is soft, a rebuild from the roofline up is usually the better money.
