Permits
Bristol Borough is the old town on the river. Bristol Township surrounds it and takes in part of Levittown. Both use Bristol addresses, and the borough's four historic districts have their own rules for chimneys.

Bristol Borough's HARB guidelines say historic chimneys should be preserved, and a replacement should be an accurate reproduction of the original, based on photos or physical evidence. Covering a chimney in stucco isn't recommended.
For repointing, the guidelines warn against mortar with a high Portland cement content and give a softer mix for historic brick and stone chimneys. HARB meets the last Monday of the month, and the application is due 10 business days before.
We match old brick and soft mortar on purpose. Hard modern mortar on old brick can crack the brick itself, which is why the guidelines say what they say.
Local chimneys
The borough's median house was built in 1938. The township's was built in 1958. Either way, these chimneys have seen a lot of winters.

When a chimney has to come down to the roofline, the borough's guidelines want the new one to match the old. We rebuild in brick and mortar that fit the house, then finish with a new crown and cap.

Winters here swing above and below freezing, over and over. Water gets into a worn mortar joint, freezes, and pushes it open a little more each time. We grind out the bad mortar and repoint before the damage reaches the brick.

Most leaks beside a chimney come from the flashing where it meets the roof. We use step flashing and counterflashing cut into the mortar joints. A bead of caulk isn't flashing, and it will fail.
Leak near the chimney? It might be the roof. We do both, so we check the flashing, the crown and the shingles on the same visit.
No guessing from the ground
We get up on the roof and look at the brick, the mortar joints, the crown, the cap and the flashing, and we send you the photos. If the damage is in the top few courses, we repoint or repair it. If the brick is soft and the crown is gone, a rebuild from the roofline up is usually the better money, and we'll say so. Either way, it's your call.
We look at the chimney from the roof, check the flashing where it meets the shingles, and photograph all of it.

Price
We don't price chimney work over the phone. A new cap and a rebuild from the roofline are very different jobs, and you can't tell which one you need from the ground. What moves the number is how far down the damage goes, how tall the chimney is, how many flues it has, and whether the flashing or the liner need work too.
A cheap fix that smears mortar over bad joints or caulks the flashing will look fine for a season. We'd rather show you what's actually wrong.

Preservation first. The guidelines say a replacement chimney should accurately reproduce the original, they don't recommend stucco on chimneys, and they warn against repointing with high Portland cement mortar.
Old brick is softer than modern brick. The National Park Service says repointing mortar should be softer than the brick, never harder. Hard mortar doesn't give, so the brick cracks instead.
Both use Bristol addresses. The borough is the old town on the river, and the township surrounds it. Give us the address and we'll check.
Usually the flashing where it meets the roof. After that, a cracked crown, a missing cap, or mortar joints that have worn open. There's no way to tell which from inside the house, so we look at all of them on the same visit.
It depends how far down the damage goes. Loose bricks and worn mortar in the top few courses can usually be repaired. When the damage runs down the chimney, the crown is gone and the brick is soft, a rebuild from the roofline up is usually the better money.
