Permits
A Yardley address can be in Yardley Borough or in Lower Makefield Township, which wraps around it on three sides. They handle chimney work differently, so we check which one you're in first.

The borough's historic district went on the National Register in 2005 and has about 200 buildings, some from the 1700s. The Historic Architectural Review Board (HARB) reviews exterior changes there, and Borough Council issues the Certificate of Appropriateness.
HARB meets the first and third Thursday of the month when there's something to review. We'll tell you at the inspection if the house is in the district and plan the work around the approval.
Old brick needs soft mortar. The National Park Service says repointing mortar should be softer than the brick around it, never harder, because hard modern mortar can crack old brick.
Local chimneys
Yardley has old river-town houses in the borough and newer subdivisions across Lower Makefield.

Winters here swing above and below freezing, over and over. Water gets into a worn mortar joint, freezes, and pushes it open a little more each time. We grind out the bad mortar and repoint before the damage reaches the brick.

The crown is the concrete on top, and the cap sits over the flue. A cracked crown lets water into the brick below it. A missing cap lets in rain, leaves and animals. We repair or replace both.

Most leaks beside a chimney come from the flashing where it meets the roof. We use step flashing and counterflashing cut into the mortar joints. A bead of caulk isn't flashing, and it will fail.
Leak near the chimney? It might be the roof. We do both, so we check the flashing, the crown and the shingles on the same visit.
No guessing from the ground
We get up on the roof and look at the brick, the mortar joints, the crown, the cap and the flashing, and we send you the photos. If the damage is in the top few courses, we repoint or repair it. If the brick is soft and the crown is gone, a rebuild from the roofline up is usually the better money, and we'll say so. Either way, it's your call.
We look at the chimney from the roof, check the flashing where it meets the shingles, and photograph all of it.
Everything's on paper: what we're repairing, what we're replacing, and why.
We work out whether you're in the borough or Lower Makefield and whether HARB applies. Then we file what the job needs.
We grind out bad mortar and repoint, rebuild what has to be rebuilt, and finish with a sound crown, a cap, and step flashing with counterflashing.
In their words
Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.
I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.
Rich and Jack & his team were outstanding! Their work is great & pricing is fair. We had a portion of our roof repaired that caused a severe leak (and hole) in our ceiling. They shared drone shots of the exterior as the work progressed. They also noticed other areas of concern & repaired at no additional cost. Jack also worked throughout the weekend to complete the inside drywall repair. Will definitely use for any future work! Highly recommend.
Price
We don't price chimney work over the phone. A new cap and a rebuild from the roofline are very different jobs, and you can't tell which one you need from the ground. What moves the number is how far down the damage goes, how tall the chimney is, how many flues it has, and whether the flashing or the liner need work too.
A cheap fix that smears mortar over bad joints or caulks the flashing will look fine for a season. We'd rather show you what's actually wrong.

Yes. Lower Makefield wants an existing chimney or vent certified by a qualified professional, with a written evaluation, before a new unit uses it.
In the borough's historic district, exterior changes go through HARB, and Borough Council issues the Certificate of Appropriateness. We'll tell you at the inspection if your house is in the district.
Both use Yardley addresses, and the township borders the borough on three sides. Give us the address and we'll check.
Usually the flashing where it meets the roof. After that, a cracked crown, a missing cap, or mortar joints that have worn open. There's no way to tell which from inside the house, so we look at all of them on the same visit.
You do if the clay liner is cracked or missing, or if you're connecting a new furnace, boiler or wood stove that the old flue wasn't sized for. We look before we quote, and if the liner is fine we tell you.
