Permits

Borough or township? It changes the paperwork

Langhorne Borough is small, about half a square mile. Much of Middletown Township uses a Langhorne address too, and so does Langhorne Manor, which is its own borough. Each has its own permit office, so we start by checking which one you're in.

If your house is in the historic district

Langhorne's historic district has been on the National Register since 1987, with more than 250 buildings from 1738 to 1937. Any exterior change to a house in the district goes through the borough's Historic Architectural Review Board (HARB) before the borough looks at the permit.

HARB meets the first Wednesday of the month at Borough Hall, and applications are due the last Friday of the month before. We'll tell you at the inspection if the house is in the district and plan the start date around it.

Replacing like for like? The borough has a fast track for repair and replacement in kind that can be approved without a full meeting.

Local roofs

What we look for on Langhorne roofs

Langhorne mixes old stone and frame houses in the borough with 1950s neighborhoods out in Middletown.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Old houses in the borough

Most houses in the historic district are two and a half stories, stone or frame, built between 1850 and 1937. Steep roofs, dormers and old chimneys mean a lot of flashing, and flashing is where roofs like these usually start to leak.

  • Overhead drone view of a roof mid-replacement, with new synthetic underlayment down across one section and old shingles still on the rest

    1950s houses in Middletown

Levitt built a dozen developments in Middletown Township in the 1950s. Those houses are around 70 years old, so the roof on top has been replaced before. We check how old that replacement is and whether there's a second layer under it.

  • Shingles cut back on a sloped roof to expose a patch of underlayment, a roofer's boots at the edge of the frame and a bundle of replacement shingles beside the opening

    After a storm

Wind gets under shingles along the edges and the ridge first. If you find pieces in the yard, call us. We'll get up there, photograph what's missing, and tell you what it takes to fix.

Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a Langhorne roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We work out whether you're in the borough, Middletown or Langhorne Manor, and whether HARB applies. Then we file the permit.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Rich and Jack & his team were outstanding! Their work is great & pricing is fair. We had a portion of our roof repaired that caused a severe leak (and hole) in our ceiling. They shared drone shots of the exterior as the work progressed. They also noticed other areas of concern & repaired at no additional cost. Jack also worked throughout the weekend to complete the inside drywall repair. Will definitely use for any future work! Highly recommend.

Price

What a new roof costs in Langhorne

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the chimneys and dormers need.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in Langhorne

Do I need a permit to replace my roof in Langhorne?

In Langhorne Borough, yes. A roof replacement needs a permit, and if the house is in the historic district, HARB reviews it first. In Middletown Township, we check the rules for your job before we set a date.

Does HARB have to approve a new roof?

If the house is in the historic district, exterior work goes through HARB. A like-for-like replacement can use the borough's fast track for repair and replacement in kind, which doesn't need a full meeting.

My address says Langhorne. Am I in the borough?

Not always. Much of Middletown Township uses a Langhorne address, and Langhorne Manor is a separate borough. Give us the address and we'll check which office handles it.

Can you check the chimney while you're up there?

Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.

How soon can you get out to Langhorne?

We're in Warminster, in the same county. Call and we'll tell you on the phone when we can come out.

Free, and nothing to book

Want to know where your roof stands?

We'll come out, put the drone up and show you what we see. It costs nothing and you don't have to book anything. If the roof has years left in it, we'll tell you that too.
