Permits

Borough or township? The rules are different

Solebury Township surrounds New Hope Borough, and the 18938 ZIP reaches well past the borough line. The two handle permits very differently, so we check which one you're in first.

If your house is in New Hope's historic district

New Hope's historic district went on the National Register in 1985, and the borough set up its Historic Architectural Review Board (HARB) in 1987. A Certificate of Appropriateness is needed for changes to the outside of a building you can see from the street, and the application asks for scaled roof plans showing chimneys, skylights and materials.

The borough's design guidelines don't recommend replacing slate with asphalt shingles on gabled, hipped or Mansard roofs. HARB meets the first Tuesday of the month, and applications are due at least 21 business days before.

Some minor work can be approved by staff under HARB's predetermined standards, without a full meeting. We'll tell you which way your job goes.

Local roofs

What we look for on New Hope roofs

New Hope's historic core has buildings from the 1700s, but the borough's median house was built in 1977. Old and new sit side by side.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Old stone and frame

In the historic core, roofs come with old chimneys, steep pitches and a lot of flashing. Those are the spots we check first, and the ones HARB cares about.

  • Slope of multi-tone architectural shingles running to a white gutter, with trees and an overcast sky beyond

    Trees over the roof

If big trees hang over your house, the valleys and gutters fill with leaves, branches come down in storms, and the shady side stays damp enough for moss. You can't see any of that from the driveway. You can see it in the drone photos.

  • Shingles cut back on a sloped roof to expose a patch of underlayment, a roofer's boots at the edge of the frame and a bundle of replacement shingles beside the opening

    After a storm

Wind gets under shingles along the edges and the ridge first. Architectural shingles are heavier than old three-tab and hold up better, but nothing is wind proof. If you find pieces in the yard, call us, and we'll photograph what's missing and tell you what it takes to fix.

Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a New Hope roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We work out whether you're in the borough or Solebury and whether HARB applies, then file what the job needs.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

  • Smokey IGoogle review

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Rich and Jack & his team were outstanding! Their work is great & pricing is fair. We had a portion of our roof repaired that caused a severe leak (and hole) in our ceiling. They shared drone shots of the exterior as the work progressed. They also noticed other areas of concern & repaired at no additional cost. Jack also worked throughout the weekend to complete the inside drywall repair. Will definitely use for any future work! Highly recommend.

Price

What a new roof costs in New Hope

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in New Hope

Do I need a permit to replace my roof in New Hope?

In the borough, yes, and in the historic district HARB reviews it first. In Solebury, a residential roof needs a permit only if the work is structural. We check yours.

Can I replace a slate roof with asphalt?

In the borough's historic district, the design guidelines don't recommend it on gabled, hipped or Mansard roofs. HARB makes the call, so we talk through options with you before the application goes in.

Is my house in New Hope Borough or Solebury?

Solebury Township surrounds the borough, and the 18938 ZIP reaches well past the borough line. Give us the address and we'll check which office handles it.

Can you check the chimney while you're up there?

Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.

How soon can you get out to New Hope?

We're in Warminster, in the same county. Call and we'll tell you on the phone when we can come out.

Free, and nothing to book

Want to know where your roof stands?

We'll come out, put the drone up and show you what we see. It costs nothing and you don't have to book anything. If the roof has years left in it, we'll tell you that too.
