Bensalem treats a deck as two jobs on paper: a building permit and an Alteration of Land permit. The plans have to show how far the deck sits from the property lines and how deep the footings go, and the township checks the stake-out before anyone digs.

Bensalem has a lot of 1970s houses, and about one home in five is a twin or a townhouse.

Footings have to sit below the frost line, at the depth the township's code sets. A footing above it heaves every winter and takes the deck with it. On an older deck, that's the first thing we check.

On a twin or townhouse lot there's less room between the deck and the property line. Bensalem asks for those distances on the site plan, so we measure them before we draw anything.

Trex and TimberTech boards don't rot, splinter or need staining, and they cost more up front. Wood costs less to build and needs sealing every couple of years. We'll price both if you want to compare.

Price
We don't price decks over the phone. Composite costs more up front than wood, and a deck up on posts costs more than one near the ground. What moves the number is the size, the height, the boards you pick, the railings and stairs, and whether the frame underneath can stay.
