Most 18974 addresses are in Warminster Township, but Ivyland is its own small borough with its own deck rules, and it uses the same ZIP. We check which one the house is in first.
Local decks
Most Warminster houses were built between 1950 and 1979. If yours has an older deck, here's what we check first.

Footings have to sit below the frost line, at the depth the township's code sets. A footing above it heaves every winter and takes the deck with it. On an older deck, that's the first thing we check.

If the joists, beams and footings are solid, new boards and railings usually do the job for a lot less than a new deck. If the frame is soft, new boards on top won't fix it, and we'll tell you.

Trex and TimberTech boards don't rot, splinter or need staining, and they cost more up front. Wood costs less to build and needs sealing every couple of years. We'll price both if you want to compare.

Price
We don't price decks over the phone. Composite costs more up front than wood, and a deck up on posts costs more than one near the ground. What moves the number is the size, the height, the boards you pick, the railings and stairs, and whether the frame underneath can stay.
