What we look for on Holland decks

Most Holland houses went up during the 1970s and 1980s building boom. If yours has an older deck, here's what we check first.

    Footings and frame

    Footings have to sit below the frost line, at the depth the township's code sets. A footing above it heaves every winter and takes the deck with it. On an older deck, that's the first thing we check.

    Northampton's handout calls for four lateral load connectors tying the deck to the house, and sway bracing on decks over 5 feet high. We build them in from the start.

    Composite or wood

    Trex and TimberTech boards don't rot, splinter or need staining, and they cost more up front. Pressure-treated wood costs less and needs sealing every couple of years. Either way, the frame underneath is treated lumber built to code. We'll price both if you want to compare.

Most tired decks don't need tearing out. We check the frame, the footings and where the deck attaches to the house. If those are sound, new boards and railings usually do the job for a lot less than a new deck. If the frame is rotten, new boards on top won't fix it, and we'll tell you.

What a new deck costs in Holland

We don't price decks over the phone. Composite costs more up front than wood, and a deck up on posts costs more than one near the ground. What moves the number is the size, the height, the boards you pick, the railings and stairs, and whether the frame underneath can stay.

What does Northampton want for a deck permit?

Can a deck hang off a cantilever?

Not in Northampton. The township's deck handout says decks can't be attached to cantilevers, so we support the deck on its own posts.

How deep do deck footings go in Northampton?

The township's deck handout shows footings 36 inches down to undisturbed soil. Piers within 5 feet of a basement wall have to go 8 feet deep, measured from the bottom of the siding or the top of the foundation.

Trex or TimberTech, which is better?

Both make good composite boards. The difference is mostly the color range, the board profiles and the price of the line you choose. We go through the options with you at the estimate.
