If your house is in the Old Pottstown Historic District

The Old Pottstown Historic District has been on the National Register since 1985 and covers 956 contributing buildings along High, King, Chestnut, Walnut and the streets around them. A change you can see from the street needs a Certificate of Appropriateness from Borough Council before the permit is issued.

The Historical Architectural Review Board meets the third Wednesday of the month at 6 PM in Borough Hall. Minor in-kind work can be approved by the borough's permit officer instead. In 2024, an in-kind replacement with architectural shingles on North Charlotte Street was approved that way. Ask us about it early if you want a different color or material.

We'll tell you at the inspection if the house is in the district, and plan the start date around the review.

Local roofs

What we look for on Pottstown roofs

Almost four in ten Pottstown homes were built before 1940, and about a third are twins and row houses.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Older borough houses

A lot of Pottstown houses are old, with steep roofs, dormers and brick chimneys. Leaks usually start where the roof meets something else, and under plaster ceilings water can sit for months before a stain shows.

  • Overhead drone view of a row of attached homes, two units stripped to bare plywood decking and bagged tear-off on the ground below

    Twins and row homes

Where your roof meets the neighbor's over the party wall, the new work has to tie in cleanly with their side. That seam is where water likes to get in, so it's where we look hardest.

  • Two roofers fitting a new sheet of plywood decking into a roof, with underlayment rolled back beside them

    Ice dams at the eaves

When snow melts on the roof and refreezes at the cold eave, water backs up under the shingles. On every tear-off we run ice and water shield along the eaves before the new shingles go down, and we check the decking while it's bare.

Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a Pottstown roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We check whether the house is in the borough and the historic district, then file the roof permit with Borough Hall.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

  • Smokey IGoogle review

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Price

What a new roof costs in Pottstown

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in Pottstown

Do I need a permit to replace my roof in Pottstown?

Yes. Inside the borough, re-roofing 25% or more of the roof needs a permit. The fee is $60 up to the first $2,000 of cost and 3% of the rest. We file it.

My address says Pottstown. Does the borough handle my permit?

Only if the house is inside the borough. The 19464 ZIP also covers the Pottsgrove townships, and 19465 is the Coventry townships in Chester County. Each has its own permit office. Give us the address and we'll check.

My house is in the historic district. Can I still get a new roof?

Yes. Work you can see from the street needs a Certificate of Appropriateness first. Minor in-kind work, like shingles that match what's there, can be approved by the borough's permit officer without waiting for the monthly meeting.

Can you check the chimney while you're up there?

Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.

How soon can you get out to Pottstown?

We're based in Warminster, in Bucks County. Call and we'll tell you on the phone when we can come out to Pottstown.

Free, and nothing to book

Want to know where your roof stands?

We'll come out, put the drone up and show you what we see. It costs nothing and you don't have to book anything. If the roof has years left in it, we'll tell you that too.
