Permits
Elkins Park is in Cheltenham Township, so roof permits come from the township building right here on Old York Road. The township requires a roofing permit for anything but a small repair, and the La Mott historic district, which shares the 19027 ZIP, needs BHAR approval first.

Cheltenham has two local historic districts, Wyncote and La Mott. If your house is in La Mott, you need approval from the Board of Historical Architectural Review (BHAR) before the township issues a permit for exterior work you can see from the street.
The board's roofing guidelines accept slate, wood shingles, standing seam metal and asphalt shingles, and they encourage repairing roof features to match the original in material, size, shape, texture and color. BHAR generally meets the third Thursday of the month.
We'll tell you at the inspection whether the house is in the district, and we'll plan the start date around the review.
Local roofs
The median Elkins Park house was built in 1953, and about a third are older than 1940.

Elkins Park's older houses have steep roofs, chimneys and dormers, and that's a lot of flashing. On a slate roof, a repair often beats a replacement. We'll tell you which one yours needs.

If big trees hang over your house, the valleys and gutters fill with leaves, branches come down in storms, and the shady side stays damp enough for moss. You can't see any of that from the driveway. You can see it in the drone photos.

Wind gets under shingles along the edges and the ridge first. Architectural shingles are heavier than old three-tab and hold up better, but nothing is wind proof. If you find pieces in the yard, call us, and we'll photograph what's missing and tell you what it takes to fix.
Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.
No guessing from the ground
We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.
We come out, fly the drone and go through the photos with you.
Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.
We check whether BHAR applies, then file the township's roofing permit with a signed copy of the contract.
We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.
In their words
I live in Cheltenham PA, and Dynasty Construction & Roofing recently installed my new roof. I have nothing but great things to say about my experience with them! From start to finish, Jack keep me update with the pictures from the drone view and the entire team was professional, efficient, and completely transparent throughout the whole process. They took the time to explain everything thoroughly, answered all of my questions, and made sure I knew exactly what to expect every step of the way. I would absolutely recommend Dynasty Construction & Roofing to anyone looking for a reliable, trustworthy, and reasonably priced roofing company. I couldn't be happier with the entire experience!
Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.
I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.
Price
We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.
Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Yes, unless it's a repair under 100 square feet. Cheltenham Township wants a signed copy of the contract with the application, and starting without a permit triples the fee.
La Mott shares the 19027 ZIP with Elkins Park, and it's one of Cheltenham's two local historic districts. Give us the address and we'll check.
Pennsylvania code allows one new layer over an existing one in some cases. We recommend against it. You can't see or fix the decking through the old shingles, and the extra layer adds weight.
Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.
