Permits

Cheltenham wants a permit for most roof work

Cheltenham Township requires a roofing permit, with a signed copy of the contract, for anything but a small repair. Houses in the Wyncote and La Mott historic districts need BHAR approval before the permit.

If your house is in Wyncote or La Mott

Cheltenham has two local historic districts, Wyncote and La Mott. If your house is in either one, you need approval from the Board of Historical Architectural Review (BHAR) before the township issues a permit for exterior work you can see from the street.

The board's roofing guidelines accept slate, wood shingles, standing seam metal and asphalt shingles, and they encourage repairing roof features to match the original in material, size, shape, texture and color. BHAR generally meets the third Thursday of the month.

We'll tell you at the inspection whether the house is in a district, and we'll plan the start date around the review.

Local roofs

What we look for on Cheltenham roofs

Cheltenham Village is old. About seven in ten of its homes were built before 1940, and a third are attached.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Older village houses

Houses this age come with steep roofs, chimneys and a lot of flashing, and that's where the leaks start. On a slate roof, a repair usually beats a replacement. We'll tell you which one yours needs.

  • Overhead drone view of a row of attached homes, two units stripped to bare plywood decking and bagged tear-off on the ground below

    Twins and row homes

Where your roof meets the neighbor's over the party wall, the new work has to tie in cleanly with their side. That seam is where water likes to get in, so it's where we look hardest.

  • Shingles cut back on a sloped roof to expose a patch of underlayment, a roofer's boots at the edge of the frame and a bundle of replacement shingles beside the opening

    After a storm

Wind gets under shingles along the edges and the ridge first. Architectural shingles are heavier than old three-tab and hold up better, but nothing is wind proof. If you find pieces in the yard, call us, and we'll photograph what's missing and tell you what it takes to fix.

Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a Cheltenham roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We check whether BHAR applies, then file the township's roofing permit with a signed copy of the contract.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Price

What a new roof costs in Cheltenham

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in Cheltenham

Do I need a permit to replace my roof in Cheltenham?

Yes, unless it's a repair under 100 square feet. The township wants a signed copy of the contract with the application, and starting without a permit triples the fee.

Is my house in a Cheltenham historic district?

Only if it's in Wyncote or La Mott, the township's two local historic districts. Give us the address and we'll check before we quote.

Can I replace a slate roof with something else in the historic district?

BHAR's roofing guidelines accept slate, wood shingles, standing seam metal and asphalt shingles, and they encourage repairs that match the original. The board decides, so we bring samples and photos to the application.

Can you check the chimney while you're up there?

Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.

How soon can you get out to Cheltenham?

We're based in Warminster, in Bucks County, a short drive from Cheltenham. Call and we'll tell you on the phone when we can come out.

Free, and nothing to book

Want to know where your roof stands?

We'll come out, put the drone up and show you what we see. It costs nothing and you don't have to book anything. If the roof has years left in it, we'll tell you that too.
