Cheltenham Village is old and tight, with a lot of attached houses. Fitting a deck takes some planning.

Footings have to sit below the frost line, at the depth the township's code sets. A footing above it heaves every winter and takes the deck with it. On an older deck, that's the first thing we check.

About a third of Cheltenham Village homes are attached. On those, there isn't much room between the deck and the property line, and the township checks setbacks before anything gets built.

Trex and TimberTech boards don't rot, splinter or need staining, and they cost more up front. Pressure-treated wood costs less and needs sealing every couple of years. Either way, the frame underneath is treated lumber built to code. We'll price both if you want to compare.

We don't price decks over the phone. Composite costs more up front than wood, and a deck up on posts costs more than one near the ground. What moves the number is the size, the height, the boards you pick, the railings and stairs, and whether the frame underneath can stay.
