Older houses

Attaching a deck to an old house

A deck is only as good as the way it's fastened to the house. On a newer house that means a ledger board bolted into the framing with flashing behind it. On an older one the wall might be stone, brick or framing that's been patched over the years, and each of those needs a different fix.

When we look at a deck on an older house, the ledger is the first thing we check. Water getting in behind it is one of the most common reasons a deck pulls away from a house.

Shade

Decks under big trees

On a shaded lot a deck stays damp for longer after it rains. Wood boards go grey and slick and grow mildew, and leaves packed into the gaps hold water against the joists.

Composite handles shade better, but it still needs a wash in spring and fall. Whatever the boards are made of, keep the gaps clear so the frame underneath can dry out.

Most townships here want a deck permit

A new deck or a rebuild needs a permit in most Montgomery County townships, and some may want to inspect the footings before the frame goes on. The permit comes from your township or borough, not the county. We pull it and book the inspections.

Yes, with anchors made for masonry and flashing over the ledger. Sometimes the better answer is a deck that stands on its own posts beside the house. We look at the wall first and tell you which.

Is composite worth it under a lot of trees?

Usually. It won't rot or splinter in the shade, and it cleans up with a wash. It can still get slick with mildew if leaves sit on it, so it isn't zero upkeep.
