Older chimneys

Old brick needs the right mortar

A lot of chimneys on older Montgomery County houses were laid with a softer mortar than the kind sold today. Repoint one with modern hard mortar and the joints end up stronger than the brick. Then it's the brick that cracks and flakes when the water in it freezes.

Before anyone repoints an older chimney, ask what mortar they plan to use. It should match what's in the joints now. When we look at yours, we'll tell you what's there.

Liners

New furnace, old flue

In an older house the furnace or boiler has often been replaced since the chimney was built. Newer equipment can send cooler, wetter exhaust up a flue sized for something else, and that's when an old clay liner cracks or starts collecting water.

A stainless steel liner sized to the new appliance fixes it. If your heating was changed and nobody looked at the chimney afterwards, it's worth having it checked.

Permits

Your township, not the county, handles chimney permits

Building permits here come from your township or borough, not from Montgomery County. A repoint or a new cap often doesn't need one. A rebuild or a new liner may, and townships don't all draw that line in the same place. We check with yours first.

Questions about chimneys in Montgomery County

Do you work on chimneys on the Main Line?

Yes. It's a longer drive from Warminster than Hatboro or Horsham, and we cover it. The towns we work in are listed on this page. If yours isn't, call (267) 270-0791.

Should an old chimney be repointed with modern mortar?

Usually not. Hard modern mortar can end up stronger than old brick, and then the brick takes the damage instead of the joint. The new mortar should match what's there. We look at the joints before we quote.

We switched from oil to gas. Does the chimney need anything?

It might. A new appliance can need a different flue size than the old one, and a clay liner that was fine for oil can crack or take on water. We look at the liner and tell you whether it needs a stainless one.

Can you fix the chimney flashing without redoing the roof?

In most cases, yes. We cut new counterflashing into the mortar joints and replace the step flashing under the shingles beside the chimney. If the roof around it is near the end of its life, we'll tell you first.
