If your house is in a historic district

Norristown has two National Register districts, Central Norristown and the West End, with about 3,600 buildings between them. The Historical and Architectural Review Board (HARB) covers both. Work visible from a public way that needs a building permit also needs a Certificate of Appropriateness from Municipal Council first.

HARB meets the fourth Wednesday of the month at 7 PM, and applications are due 10 business days before. The rear of a building usually isn't covered unless it faces a street. On an old brick chimney, that means brick and mortar that match.

Old brick needs soft mortar. The National Park Service says repointing mortar should be softer than the brick around it, never harder, because hard modern mortar can crack old brick.

Norristown has rows from the early 1800s and a West End built mostly between 1885 and 1925. A lot of these chimneys are over a hundred years old.

    Rebuilds that match

    When a chimney on an old row house has to come down to the roofline, the new one has to fit the house and the block. We rebuild in brick and mortar that match, then finish with a new crown and cap.

    Mortar and winter

    Winters here swing above and below freezing, over and over. Water gets into a worn mortar joint, freezes, and pushes it open a little more each time. We grind out the bad mortar and repoint before the damage reaches the brick.

    Flashing

    Most leaks beside a chimney come from the flashing where it meets the roof. We use step flashing and counterflashing cut into the mortar joints. A bead of caulk isn't flashing, and it will fail.

Leak near the chimney? It might be the roof. We do both, so we check the flashing, the crown and the shingles on the same visit.

We get up on the roof and look at the brick, the mortar joints, the crown, the cap and the flashing, and we send you the photos. If the damage is in the top few courses, we repoint or repair it. If the brick is soft and the crown is gone, a rebuild from the roofline up is usually the better money, and we'll say so. Either way, it's your call.

What chimney work costs in Norristown

What moves the number is how far down the damage goes, how tall the chimney is, how many flues it has, and whether the flashing or the liner need work too.
