Bala Cynwyd has stone mansions from 1880 to the 1920s, and post-war split-levels east of Manayunk Road.
The stone houses here often carry slate and big chimneys. Lower Merion won't let a new roof go over slate, and on a sound slate roof, a repair usually beats a replacement. We'll tell you which one yours needs.
The post-war split-levels have been re-roofed before. We check the edges for a second layer. If there is one, tearing it off goes on the estimate.

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.
We fill in Lower Merion's roof addendum and file the permit, with the Historical Commission supplement if the house is on the inventory.
We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.
Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.
