Narberth's historic district covers most of the borough

In 2021, Borough Council created a local historic district covering most of Narberth. Inside it, a Certificate of Appropriateness comes before the building permit. For contributing buildings, the Historical Architectural Review Board (HARB) approves exterior materials you can see from a public way, then Council decides.

HARB typically meets the second Monday of the month, and the application is due 14 days before. Whether a like-for-like re-roof needs a certificate isn't spelled out in what the borough publishes, so we check for your house before we set a date.

Thinking about a different material or color? Tell us early. That's what HARB looks at.

Local roofs

What we look for on Narberth roofs

Narberth is half a square mile of older houses close together, under a lot of street trees.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Older borough houses

A lot of Narberth houses have steep roofs, dormers and brick chimneys, and some still carry slate. The borough won't allow a new roof over slate, and on a sound slate roof, a repair usually beats a replacement.

  • Slope of multi-tone architectural shingles running to a white gutter, with trees and an overcast sky beyond

    Trees over the roof

The borough's 2017 street tree survey counted 554 trees, and a lot of them are big maples. If one hangs over your house, the valleys and gutters fill with leaves and branches come down in storms. The drone photos show it.

  • Two roofers fitting a new sheet of plywood decking into a roof, with underlayment rolled back beside them

    What's under the shingles

On an older house it's common to find some soft plywood under the old shingles. We photograph every bad sheet, show you, and replace it at the per-sheet price written on your estimate.

Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a Narberth roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We check the historic district first, then complete the borough's roof application and addendum before we set a date.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. Jack walked me through everything step by step and answered any questions or concerns patiently. I definitely recommend them because they definitely have your best interest in mind.

  • Smokey IGoogle review

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Price

What a new roof costs in Narberth

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in Narberth

Do I need a permit to replace my roof in Narberth?

Yes. The borough requires a residential roof permit, $100 plus a $10 admin fee, with a signed addendum. It allows two layers at most, no overlay on slate, shake, asbestos or clay tile, and all decayed sheathing has to be replaced.

My house is in the historic district. Can I still get a new roof?

Yes. Inside the district, a Certificate of Appropriateness comes before the building permit, and HARB looks at materials you can see from the street. Plan on a few extra weeks. We check what your job needs first.

Is my 19072 address in Narberth Borough?

Not always. Penn Valley and other parts of Lower Merion share the 19072 ZIP, and those go through Lower Merion's permit office. Give us the address and we'll check.

Can you check the chimney while you're up there?

Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.

How soon can you get out to Narberth?

We're based in Warminster, in Bucks County. Call and we'll tell you on the phone when we can come out to Narberth.

Free, and nothing to book

Want to know where your roof stands?

We'll come out, put the drone up and show you what we see. It costs nothing and you don't have to book anything. If the roof has years left in it, we'll tell you that too.
