If your house is in a Lower Merion historic district

Lower Merion has seven local historic districts, including the Ardmore Commercial Center, and its Historical Architectural Review Board (HARB) reviews roofing replacement you can see from the street. HARB typically meets the first Tuesday of the month.

In-kind replacement, like asphalt for asphalt, generally isn't reviewed. Changing the material is. When a slate roof needs wholesale replacement, the township prefers new natural or synthetic slate.

We'll tell you at the inspection if the house is in a district, and we'll plan the start date around the review.

Local roofs

What we look for on Ardmore roofs

Almost half of Ardmore homes were built before 1940, and four in ten are attached.

  • Brick chimney rising above a grey shingle roof with metal flashing at its base

    Older Main Line houses

Houses this age often have slate, steep pitches and old chimneys. On a slate roof, a repair usually beats a replacement, and neither township lets a new roof go over slate. We'll tell you which way yours should go.

  • Overhead drone view of a row of attached homes, two units stripped to bare plywood decking and bagged tear-off on the ground below

    Twins and row homes

Where your roof meets the neighbor's over the party wall, the new work has to tie in cleanly with their side. That seam is where water likes to get in, so it's where we look hardest.

  • Slope of multi-tone architectural shingles running to a white gutter, with trees and an overcast sky beyond

    Trees over the roof

If big trees hang over your house, the valleys and gutters fill with leaves, branches come down in storms, and the shady side stays damp enough for moss. You can't see any of that from the driveway. You can see it in the drone photos.

Leak near the chimney? We do chimney work too, so we check the flashing, the crown and the brick on the same visit.

No guessing from the ground

Repair or replace? You'll see the photos first

We don't guess from the ground. We put a drone up, walk what's safe to walk, and send you the pictures. If the shingles are still flat and flexible, we fix the leak and you keep the roof. If they're brittle or curling across whole slopes, a repair only buys you time, and we'll tell you that. Either way, it's your call.

How a Ardmore roof job goes

  1. Free inspection

We come out, fly the drone and go through the photos with you.

  2. Written estimate

Everything's on paper, including the per-sheet price for any rotted decking we find, so there's no surprise on the final bill.

  3. Permits

We work out which township you're in, fill in its roof addendum, then verify requirements and handle permit filing where municipality rules allow, or guide you through local filing before work begins.

  4. Tear-off and new roof

We cover the beds, the old shingles go straight into the dumpster, and we check the decking before new underlayment, flashing and shingles go down. At the end we sweep the yard and driveway with a magnet for nails.

Replacing a roof isn't something you do everyday. But in doing so you want to make sure you have someone knowledgeable, trustworthy, and efficient. When I met Rich and Jack from Dynasty Construction & Rofing they made me feel comfortable immediately. I knew they knew their stuff and they handled everything for me. I didn't have time to worry or doubt because their confidence and professionalism surpassed all my expectations. • Smokey IGoogle review

I recently hired Dynasty Construction & Roofing to take care of some issues with my roof, including replacing missing shingles and recapping my chimney, and I couldn't be more satisfied with the experience. From the start, they were responsive, professional, and easy to work with. They clearly explained the scope of work, provided a fair estimate, and showed up on time ready to get the job done. The quality of their workmanship really stood out and everything was completed with attention to detail, and you can tell they take pride in what they do. The new shingles blend in perfectly with the existing roof, and the chimney recap was done cleanly and securely. They also made sure to clean up thoroughly after the job, which I really appreciated.

Price

What a new roof costs in Ardmore

We don't price roofs over the phone. Two houses on the same street can come back thousands of dollars apart. What moves the number is the size and shape of the roof, how steep it is, how many layers come off, how much decking is soft, and how much flashing the roof needs.

Our estimate often isn't the lowest one you'll get. If a bid comes in way under the others, ask what's missing from it. Usually it's the decking or the flashing.

Questions about roofing in Ardmore

Do I need a permit to replace my roof in Ardmore?

Yes, on either side. Lower Merion and Haverford both require a roof permit with their own addendum, both allow two layers at most, and neither allows an overlay on slate, shake, clay or asbestos-cement tile.

Is my Ardmore house in Lower Merion or Haverford?

Ardmore sits on the county line. Part is Lower Merion Township in Montgomery County, and part is Haverford Township in Delaware County. Give us the address and we'll check.

Can I replace a slate roof with asphalt?

If the house is in a Lower Merion historic district, changing the material is reviewed, and the township prefers new natural or synthetic slate. Outside the districts, it's your call, and we'll lay out the options.

Can you check the chimney while you're up there?

Yes. A lot of roof leaks are really chimney flashing. We do chimney work too, so it's one visit.

How soon can you get out to Ardmore?

Free, and nothing to book
