Older decks

When the frame is older than the boards

A lot of decks around here are decades old. Older pressure-treated lumber was treated differently from today's, the fasteners have been rusting the whole time, and the railings were built to an older code.

At that age a new surface usually isn't enough. We look at the frame, the ledger and the footings first, and often the honest answer is a new deck.

Room to spread out

On a Devon lot the deck doesn't have to hug the back door. It can wrap a corner, step down in levels or run out toward the yard. More deck means more footings and more framing, so it's worth getting the layout right before anything is priced.

Easttown wants a footing layout plan showing the location, size and type of every footing, and a framing plan with the size, spacing and attachment of every member. We draw both, and we walk the yard with you first.

Deck permits come from your township

A new deck or a replacement needs a permit from the township. Easttown, which covers Devon, wants a zoning permit and a building permit, with a footing layout plan and a framing plan. We draw the plans and file both.
