Framed chimneys on newer houses

Not every chimney is brick. Some newer houses have a chase instead: a framed box around a metal flue, finished in siding or stucco. It needs a different kind of care.

The weak spot is the top. The metal pan that caps the chase rusts through after enough years, and water runs down inside the box where you can't see it. By the time a stain shows up indoors, the framing may already be soft.

Older brick

Old brick in Devon

A quarter of Devon's houses were built before 1940, and most of the rest in the 1940s. Their brick and stone chimneys fail the usual way: cracked crowns, open mortar joints and flashing that has pulled away from the brick.

Old brick needs soft mortar. The National Park Service says repointing mortar should be softer than the brick, never harder. We repoint with that in mind, reseal or pour a new crown and cut fresh counterflashing into the joints.

Your township handles chimney permits

Chester County doesn't issue building permits. Easttown, which covers Devon, puts heating equipment on a mechanical permit: a $75 application and $300 for a house. A new cap usually needs nothing. For a liner or masonry repair, we check the rules for your job before we set a date.

Questions about chimneys in Chester County

How do I know if my chimney is a chase?

If the chimney is covered in siding or stucco instead of brick, it's almost certainly a chase with a metal flue inside. From the ground you'll often see a metal cap or pan on top.

My chase cover is rusty. Is that urgent?

It's worth dealing with before winter. Rust means water is sitting on it, and once it goes through, water runs inside the chase. A new sloped cover is a small job next to rebuilding wet framing.
